MEMORANDUM
18 April 1989
TO: Bill DeBeck
Project Manager
FROM: Tambri J. Heyden
Assistant City Planner
RE: Fire Station at southwest corner of Miner Road and
Congress Avenue - site plan staff comments
Please be advised of the Planning Department's comments regarding
the above-referenced preliminary site plan.
1. A parking lot with two-way traffic flow and 90 degree parking
on both sides of the access aisle must be a minimum of 63 feet
in width; 18 foot spaces in depth and 27 foot access aisle.
I
2. The m~n~mum width for two-way drives is 20 feet and 12 feet
for one-way drives.
3. The pistol range building does not meet the 25 foot building
setback required for front yards.
4. Indicate total building square footage on the site plan.
5. The code does not specifically address the parking space
requirements for this use. The requirement used for the fire
station at the City Hall complex is one parking space per
every employee on a peak shift, plus one space for every City
vehicle parked on the premises.
6. Provide details for all building and freestanding signs; size,
location, height, wording, color, materials, letter size and
style.
7. A lighting plan is required showing location, pole height and
detail, manufacturer's specification, energy source, wattage
and photocell activation.
8. Indicate dumpster location and screening detail; a 6 foot high
CBS wall on three sides on a concrete slab with a minimum 10
foot opening.
9. The parking lot regulations permit 2 driveways per frontage.
A variance to the parking lot regulations will be needed for
the 3 driveways. The application is processed through the
"
Planning Department and requires submitting 6 weeks prior to
a Planning and Zoning Board meeting; 3 weeks prior to a site
plan review deadline.
10. Will vehicles be hosed off on site?
