These plans were approved subj ect to your compliance with the
attached stipulations and must now be modified to incorporate
same. To initiate your sign-off procedure, please submit two (2)
sets of modified plans to the Office of the Site Development
Division of the Building Department, which will record the
required identification markings on each set of the modified
plans.
After each set of modified plans has the appropriate markings,
you should proceed with your sign-off on each set of plans from
each Technical Review Board member who made comments. The Zoning
& Site Development Administrator will provide the Building
Department sign-off and is the last Technical Review Board member
to review and sign-off the plans. If the Building Department did
not have comments that require sign-off, they are still the last
department to handle and process the plans. One (1) set of final
signed-off plans will remain with the Building Department and the
other set of plans will be returned to you to be retained at the
job site.
To help facilitate the sign-off process, you should make an
appointment to meet with each Technical Review Board member (only

those members who made comments), to allow them sufficient time
to review and sign-off the modified plans. After securing all
the required Technical Review Board member signatures and
completing processing by the Site Development Division, you may
apply for building permits by submitting the appropriate
documents and fee to the Plan Review and Permitting Division of
the Building Department. The Building Department will advise you
as to any additional permits which may be required, such as Palm
Beach Health Department (water and sewer), clearing/grubbing,
excavation/fill, drainage, paving, site lighting, landscaping and
irrigation.
The approval of the City entitles you to construct only the
improvements shown on the site plan. The site plan will be
viewed procedurally as an as-built or record drawing. If you
have any questions concerning this matter, please do not hesitate
to contact me.

SITE PLAN MODIFICATION - HUNTER'S RUN CLUBHOUSE (NEW POOL CABANA)
Upon review of the above mentioned project, the following list of comments
must be addressed in order to conform with Boynton Beach City Codes:

1. All drawings and/or documents submitted for public record, and
prepared by a design professional, shall show original legible raised
sealed and signature of a Florida registered design professional, that
is responsible for the drawings.
2.; Remove the incorrect note located at the bottom right corner of page 1
of 4.

The elevation drawing(s) submitted with the plans for final sign-off

are required to have the color of each exterior finish material
identified by name, color number and manufacturer's name. A
manufacturer's color chart showing and identifying the proposed
color(s) is required to be submitted with the plans for final
sign-off. Specify the material and color proposed for the base of the
exterior entrance columns shown on the south elevation drawing.
4.~:, To clarify the drawing, I recommend showing on the site plan a
distinguishable labeled symbol that shows the outside perimeter border
line of all proposed construction. The symbol and construction notes
will give clarity to the viewer to determine the contents and limit of
proposed construction.
5. Provide detail drawings and notes of the handicapped accessible
walkway leading to the toilet cabana from the existing pool deck and
the existing cart parking area. Include the following data on the
drawing: (Note: All data shall comply with the requirements of the
handicapped code)
i. Specify on the plans that the surface of the interlocking pavers
has a non-skid finish and there will not be a change in elevation
greater than 1/2"
ii. Show the width of each walkway
iii. Identify the slope and length of each walkway
iv. Show the location, width, length and elevation of the level
platform that is required at each entrance to the cabana
v. Specify the elevation of the existing cart parking area
where the cart parking meets the new entrance walkway
6.>~'Revise the floor plan or south elevation drawing to show consistency
in the location of the doors for the privacy garden.
7. Specify on the floor plan drawing that the new pool gate is
self-closing and self-latching.
In order to facilitate the permitting process, the following information
should be included with your documents submitted to the Building Department
for review and permitting:
1. Health Department approval is required prior toll~~i~~rmit for
the building.

We can approve this project, subject to the following conditions:
1. Reduced pressure backflow preventers will be required
on the water service. Indicate location, model and
size. We recommend dual units in parallel so service
is not interrupted during testing.
2. Double check valve assembley will be required on the
fire service line.

As per our discussion at the Technical Review Board Meeting of November 26,
1990, I am recommending the following:
1. Upon further examination of the plans for this building, I don't
see anything to indicate the exterior lighting that would be
present. The representative indicated verbally that there would
be lights shining downward under the canopies. I would like to
see that on future plans.

Please be advised of the following Planning Department comment
with respect to the above-referenced request for an
administrative site plan modification. The comment below, as
well as the attached comments from other departments, will need
to be addressed on revised copies of the drawings submitted for
review, prior to applying for a permit. This procedure is
detailed on the attached letter from the Planning Department:
1. Site plan rider application was not completed and submitted
with site plan application. A blank site plan rider is
attached to be completed and filed with the Planning
Department prior to applying for a pe~mit.
