Mega-Mini) OUTSIDE STORAGE OF VEHICLES Upon review of the above mentioned project, the following list of comments must be addressed in order to conform with Boynton Beach City Codes: 1. All drawings and/or documents submitted for public record and prepared by a design professional, shall show original legible raised seal and signature of a Florida registered design professional responsible for the drawings/documents. 2. The present zoning regulations do not identify the number of parking spaces required for a storage use of this type. Therefore, in accordance with Section 11 H, the Planning and Zoning Board may specify the required number of parking spaces. However, there are over fifty (50) surplus spaces provided from the existing use at the site. The consensus of staff at the Technical Review Board meeting ,was that the surplus of existing spaces at the site is sufficient enough to supply the proposed storage use. The Building and Planning Departments recommend that the minimum number of parking spaces required for the proposed outside vehicle storage use be established at one (1) parking space for each five thousand (5000) square feet of storage area. Applying this ratio to the proposed use would require approximately thirty-seven (37) parking spaces for approximately 385 vehicle use storage spaces. 3. The proposed new improvements to the site will result in the removal of existing parking spaces. Therefore, the existing parking space count identified on the site plan is incorrect and must be re-calculated and the correct number identified on the site plan. 4. Show and specify on the plan the appropriate vehicle use area hedge or vine landscape material required along the east and south property line. 5. show on the landscape plan the computations used to provide the required 50% native specie count for the total number of trees, hedge, ground cover and vine landscape material specified on the landscape plan. Identify the native specie plant material by providing a distinguishable symbol by each native plant specified on the plan. 6. The site must also be "adequately screened" which is defined by our zoning code as "to conceal from public view materials on private property with a structure made of metal, wood or masonry". Vehicles cannot be stored in a wrecked condition. If I can be of further assistance, please advise. The transient nalClre of the area further creates a need for convenient, nearby, open yard storage. We determined that there are few open storage parking 10ls in the City of Boynton Beach. The nearest one is in the County, west of Congress Avenue. There is clearly a community need for this type of facility. The site is ideally suited for this use. It would be accessed from the present entry to the self storage, off S.W. 14th Place, via S.W. 30th Ave and Congress Avenue. It is completely screened to tile west, and view, from Congress Avenue by the existing self storage buildings. Tu the south there are two office/warehouse complexes built next to the tract.
