SITE PLAN MODIFICATION - SPACE PLUS (f.k.a. Mega-Mini) OUTSIDE
STORAGE OF VEHICLES
Upon review of the above mentioned project, the following list of
comments must be addressed in order to conform with Boynton Beach
City Codes:
1. All drawings and/or documents submitted for public record
and prepared by a design professional, shall show original
legible raised seal and signature of a Florida registered
design professional responsible for the drawings/documents.
2. The present zoning regulations do not identify the number of
parking spaces required for a storage use of this type.
Therefore, in accordance with Section 11 H, the Planning and
Zoning Board may specify the required number of parking
spaces. However, there are over fifty (50) surplus spaces
provided from the existing use at the site. The consensus of
staff at the Technical Review Board meeting ,was that the
surplus of existing spaces at the site is sufficient enough
to supply the proposed storage use. The Building and
Planning Departments recommend that the minimum number of
parking spaces required for the proposed outside vehicle
storage use be established at one (1) parking space for each
five thousand (5000) square feet of storage area. Applying
this ratio to the proposed use would require approximately
thirty-seven (37) parking spaces for approximately 385
vehicle use storage spaces.
3. The proposed new improvements to the site will result in the
removal of existing parking spaces. Therefore, the existing
parking space count identified on the site plan is incorrect
and must be re-calculated and the correct number identified
on the site plan.
4. Show and specify on the plan the appropriate vehicle use
area hedge or vine landscape material required along the
east and south property line.
5. show on the landscape plan the computations used to provide
the required 50% native specie count for the total number of
trees, hedge, ground cover and vine landscape material
specified on the landscape plan. Identify the native specie
plant material by providing a distinguishable symbol by each
native plant specified on the plan.
6. Specify the type and delineate the location and boundary of
the sod for the entire site.

Upon review of the above mentioned project, the following list of
comments have been provided as a courtesy with the applicant's
knowledge that there will be a full review made when the project
is placed on a future Technical Review Board agenda,
1, The number of parking spaces required for the proposed use
will be established by the Planning and Zoning Board and
recommended for approval to the City Commission (Appendix A-
Zoning, Section 11,H,12), For verification of the surplus
parking existing on the site that is proposed to be applied
to the new outside storage area, add to the submittal the
approved site plan showing the existing parking spaces,
With the submittal, include a square foot area breakdown of
all storage units,
2) Incorporate into the drawings a typical partial elevation
view drawing of the chain link fence. Include on the
drawing the type and location of the adequate screening
required for opell storage areas as specified in Appendix A-

3: Place a note on the site plan stating that there will be no
vehicles in a wrecked condition stored within the open

drawing of the six (6) foot high block wall, Identify and
show the following wall information:
i, type, location and size of all vertical and
horizontal structural components,
ii, the distance the end of the wall and foundation are
from the east property line, and
iii, location and type of ground surface on both sides
of the wall and the overall height of the wall from
the ground surface,
2, Show and specify on the elevation view drawing of the fence
the depth the corner and line posts are embedded below
grade.

in M-I districts, subject to the site being designed consistent
with Chapter 5, Article X, Parking Lots, of the Boynton Beach
Code of Ordinances. The site must also be "adequately screened"
which is defined by our zoning code as "to conceal from public
view materials on private property with a structure made of
metal, wood or masonry". Vehicles cannot be stored in a wrecked
condition.

I represent the owners of the Len acre tracL of land~ just
north of S.W. 30 Avenue at S.W. 14th Place, in the City of
Boynton Beach. The tract is 400 feet east 01' Cong;ress Avenue
iI: the Lawson Industrial Park Development. The present

The west six acres has been developed as a self storage
facility with a full tillie attendant. After due consideration
we feel that the vacant. east four acre tract cO:.lld be used
for an open storage parking lol, a complementary use to the
present self stora~e,
The OpPH slorag:e parking lol has become a need i:utd a
necessil.y for communities which have established ordinances
prohibiting parking of boats~ tr':1cks, vans and commercial
velucles in residential areas. The ordinances in Boynton
Beach and the nearby Cities; Boca Raton, Delray Beach, and
the County; vary in content from completely prohibiting
outside parking, in residential uistricts, except cars, to
requiring enclosures fur parking of boats and vans. As a
result the residents must park their boats, trailers, vans
ane t!'Clcks elsewhere. Also the manJ-' winter time residents
frequentl,y need addi lional space for their cars and boats,
whic!! theJ-' bring with them during the seasonal months. The
transient nalClre of the area further creates a need for
convenient, nearby, open yard storage.
We determined that there are few open storage parking 10ls in
the City of Boynton Beach. The nearest one is in the County,
west of Congress Avenue. There is clearly a community need
for this type of facility.
The site is ideally suited for this use. It would be
accessed from the present entry to the self storage, off S.W.
14th Place, via S.W. 30th Ave and Congress Avenue. It is
completely screened to tile west, and view, from Congress
Avenue by the existing self storage buildings. Tu the south
there are two office/warehouse complexes built next to the
tract. On tbe norlh side is the LWnD Lateral Canal L-28.

In accordance with the City of Boynton Beach, Florida, Code of Ordinances,
specifically Chapter 19, Section 19-17, "Plan Required", and Chapter 5,
Article X, "Boynton Beach Parking Lot Regulations", the applicant for the
above referenced project shall submit the following plan revisions, information
and technical data:
1. Impacts to existing drainage systems, in which the proposed system ties into,
needs to be documentated. Provide calculations.
2. The applicant shall provide a copy of the Lake Worth Drainage District approval/
25 year storm will be stored prior to: discharge into Lake Woirth: Drainage District.
Show weir elevations, etc.
3. Wet season water tables need to be verified for this project, including
submission of percolation test data and associated test location plan.
4. Provide on plans a raised continuous concrete curb detail which complies with
Section 5-l42(g), "Curbing Standards and Specifications".
5. In accordance with Section 5-l42(a) and Section 5-l42(g), "Lighting Standards
and Specifications", the applicant shall provide a general note on the plan
indicating that the site lighting will be activated by photometric cells,
including a certified statement that the lighting standards will sustain a
110 MPH lateral wind load. Adequacy of proposed lighting levels shall be
determined by the Police Department and the Engineering Department upon
receipt of the photometric plan.
6. Provide percolation test data, percolation test location plan and wet season
water table elevation information.
7. Trench storage design is set at 50% increase from 24 hr. exfiltration. No
supporting data on exfiltration trench was supplied. Provide supporting data.
8. Project calculations submitted address only new development drainage. Applicant
must supply outfall design calculations to show outfall serving old and new
development has sufficient capacity in pipe.
9. Provide evidence of a Lake Worth Drainage District approval for discharging
into the L-28 canal.
