Comments:
1. A cost estimate is required.
2.' A key sketch should be shown on the development plans or

3. Construction plans are incomplete for the public road
north of match line A. A reference as to how and when
and with what plans this will be done should be shown on
the plans.
4. A sidewalk should be shown on the east side of S.W. 26th
Avenue.
5. Street lighting and parking lot lighting is required.
Comprehensive plans and details are required. Parking
lot lighting should be minimum 1 ft. candle.
6. Radii of turnouts and curves should be shown.
7. Plans for Woolbright Avenue are required. Plans should
show 4-1ane construction to the west limits of the
property.
8. All private streets should be named.
9. Comprehensive plans and details are required for the
recreation facilities site plans including the parking lot.
10. Landscaping in the public and private streets should meet
the D.O.T. requirements for sight distance, set backs from
roadway and size, etc.
11. Traffic control signs must meet the MUTCD manual. Seven
ft. clearance is required for stop signs.
12. Plans for the irrigation system required for landscaping
in pUblic and private streets should be shown.

for this-project and identify the Tracts that are being

Surveyor concerning the appropriate name is required.
15. The areas that are being re-platted should be shown and
identified on sheets 2 and 3 of the plat.

utility Companies, not to the Association.
17. A clarification for the private street dedication language
is requested.
18. If the Buffer and Landscaping Easements include utility and
drainage easements they should be titled as such on the

20. As per Subdivision Regulations the inlet structures are
required to be in grassy swales and the mountable curbs

22. Eight ft. sidewalk is not correctly shown in cross-section
for 60 ft. R.O.W.
23. Swale depth for Golf Road should be 13~ inches.
24. Grass sod should be shown on roadway cross-section.
25. An 8 ft. bicycle path is required for one side of Woolbright
Road.
26. Complete construction details are required for the outfall
structure and for the control structure.
27. A recent sales contract and/or appraisal should be submitted
with the formal submission of the preliminary plat for a
reassessment for the recreation fee.

Site Plan Review:
Quail Lake West
As a condition of site plan approval, the following comments should be
incorportated into the related documents by the applicant:
1. Classify the proposed type of construction for the structures in
conformance with Section 601.1.1 of the Standard Building Code (SBC).
If these structures are classified as Type VI, the buildings must be
fully sprinkled in compliance with Section 901, sBC.
2. All buildings and site amenities should be accurately located on the site
by a horizontal control drawing. Show the relationship of the proposed
buildings to the dedicated easements.
3. Buildings must comply with Table 600, for fire ratings of exterior walls
and percent of allowable openings.
4. Sidewalks should be constructed along Golf Road and Woolbright Road in
conjunction with the development of this project.
5. The light pole structures must be designed in accordance with Section
1205, SBC for a fastest mile of wind of 120 mph. This statement must
accompany the details of the plans.
6. All documents prepared by a licensed professional for public record must
be signed and sealed by state law.
7. At the T.R.B. me~ting, the applicant's representative agreed to change
the allignment of interior roadways in order to comply with a Planning
Department comment. Plans showing this new condition should be submitted
for review, accurately indicating all proposed site plan changes.
8. Before permits can be issued for the entrance and buffer walls that are
proposed to be constructed in dedicated easements, a release from all
relevant utility companies must be on file.
9. The sign ordinance addresses only the permitting of signage attached to
entry walls, not free standing as proposed.
The following comments are for the applicant's information:
In order to facilitate the permitting process, the following documents should
be submitted in duplicate, to the Building Department for review at the time
the permits are applied for:
1. Complete sets of construction documents and plans, signed and sealed by
the relevant design professionals, licensed in the State of Florida.
2. Soil borings with a soil engineer's recommendations on the required
procedure for obtaining the necessary soil bearing values.
3. Energy forms in compliance with State Energy Codes.
4. Copies of the South Florida Water Management District approval for the
site.

NOTES:
1. The street names and addresses must be approved by the Building, Fire
and Police Departments and the Post Office.
2. Seperate permits are required for excavation, filling, paving, drainage
and signage.
3. This approval is only for the portion of the site where specific develop-
ment plans were submitted.
The applicant's prompt compliance with the preceding comments will insure
a timely permitting process.

Please be advised of the Planning Department's comments in
connection with the above-referenced request for site plan
approval.
1. As noted on the engineering plans, future site plan approval
will be required for the recreation area and the entrance
signage.
2. Included in this site plan approval is tract no. 2 and the
southern portion of tract no. 6. Tract no. 1, which consists
of single-family platted lots, does not require site plan
approval and is not included as a part of this application.
3. A lighting plan with full details is required for all parking
lot areas, with the exception of the driveway parking in
front of the units. With reference to the driveway parking,
double-striping will not be required for these spaces.
4. All local streets are to be aligned with S.W. 26th Street to
form proper intersections.
5. In connection with site development, the City's Comprehensive
Plan requires the use of fences, wetting operations, seeding
and mulching, phased clearing, and other soil treatment
techniques to control blowing sand. Seeding and mulching is
required if construction does not commence within 30 days of
clearing work.
6. Concrete sidewalks are required on both sides of S.W. 26th
Street. If it is the desire of the developer to construct a
bicycle path as an alternate to the required sidewalks, the
procedure which allows for relief from this requirement is
outlined in Section 22-25(b) of the Street and Sidewalk
Ordinance. A letter of request submitted to the Planning
Department will initiate this procedure.
7. If the Littoral Zone has not been completed prior to the
expiration of construction bonds, an additional bond must be
posted to insure completion of this requirement.

8. If any residential tracts are to be platted prior to the
tract containing the recreation facilities, the developer
must submit a bond to cover the cost of construction for the
recreation facilities.

The following remarks pertain to the existing trees and landscape plan for
the above project:
1. A) There are numerous trees on the site which are slated for removal.
The developer should prepare a Tree Management Plan stating:
1) how many trees exist (not exotics) and the species, 2) the total
number of trees removed, transplanted and/or preserved, 3) the reason
why trees cannot be preserved or transplanted, 4) this information
should coincide with the submitted tree survey. 5) all trees should
be preserved where possible.
2. All exotic trees must be removed from the entire site.
3. All road R.O.W.'s along Golf Road and SW 26th Street should be sodded
and receive irrigation.
4. The type of sod to be used throughout the project should be noted.
5. Entrance medians that are landscaped must receive irrigation of water.
6. The parking area and project road to the cu1-de-sac abutting Woolbright
Road must be screened visually with a 36" height hedge. (NW corner
of project area).
7. A Management Plan for the littoral zone plantings should be submitted.
This is applicable to all shoreline property within the platt.
