Ron Tarr Site - Lot 14, Boynton Beach Distribution Center
1. Provide a lighting plan consistent with Article X, to include a statement
declaring the design to be capable of withstanding a 120 MPH wind load.
Light levels should be addressed on plan. Section 5-l4l(n), 5-142(a)
2. Specify base material to be used in construction of paved areas,as well
as the locations of expansion/control joints. Section 5-141(n)
3. Minimum driveway approach radius is 25 feet. Using the long chord of a
25 foot radius curve is acceptable, but, the dimensions must be shown on
plans. Section 5-142(h)
4. Continuous concrete curbing is required adjacent to landscaped areas on
either side of driveway, to include entire perimeter of 12' x 35' loading
zone. Section 5-142(e)
5. Swa1e note is incorrect.

We can approve this project, subject to the following conditions:
1. The fire hydrant does not exist as shown on the site plan.
Add a hydrant to satisfy the 200' maximum distance to all
points on the building, as required by code.
2. Indicate the location, size and model of the reduced pressure
backflow preventer.
3. Do not plant shubbery directly over the sanitary sewer clean-
out, so as to allow access.

With respect to the above, please be advised of the following:
1. Approach to dumpster enclosure to be deepened by relocating
the dumpster enclosure farther back in the swale area.
2. The ratio of parking provided is for warehouse, storage, and
wholesaling uses only. Manufacturing establishments and
contractors cannot be licensed at this location, as
additional parking spaces would be required (Section
l1.H.l6.f of Appendix A, Zoning).

RE:
The following landscape comments pertain to the above three sites
because of the similarity in landscape materials proposed.
1. The surnam cherry hedge is not a native species and should
be substituted with a native hedge.
2. The hedge material along the road R.O.W. must be 36" in
height at the time of planting.
3. The applicant should review how any existing overhead power
lines may interfere with proposed trees for the sites.
