Dear Craig:
This is to advise you that on April 21, 1992, the City Commission
of Boynton Beach approved the Site Plan Modification for The Tire
Store at the above referenced location.
The approval of the Site Plan Modification was subject to the
following conditions:
1. the reduction of the adjacent driveway on the south
property line to 14 feet and enlarging landscape
island,
2. providing spacing requirements for trees, shrubs and
ground cover on the plan,
3. bringing the lighting fixture and fence into compliance
with the applicable codes,
4. that the canopy setback will be adjusted to meet the,
setback requirements at the time of construction, ~
5. installation of removal bollards in the South drivewqY
to prevent traffic access to the alley.
The Site Plan approval entitles you to develop the property as
shown on the approved plans. If you wish to modify the plan prior
to submission of your building plan, please contact the Planning
and Zoning Department. Modifications during the building permit
process will be handled as part of that process. The approval of
the Site Plan Modification remains in effect for one year, until
April 21, 1993. If an extension is needed, please forward your
request to the Planning and zoning Department 30 days prior to
the expiration date.

rev1ewed and the follow1ng list of items describe what the
applicant did not correct from initial comments, Planning and
Zoning Memo - March 13, 1992:
1.) Landscape Plan:
a) Identify the "On Center" spacing of the required
per1meter Landscape material. Specify the width
and length of all perimeter Landscape strips.
b) Show and identify the required line-of-sight and
cross visibility information at all ingress/egress
and the intersecting right-of-way of US#l and Boynton
Beach Blvd.
c) Identify and show the location of the site lighting
poles and fixtures.
2.) The project shall comply with the design standards of
Chapter 7.5, Article V, Community Design plan, Appendix II -
Dominant exterior colors - Coastal Village design theme.
3.) Amend the plans to show the no less than 8'0" from the
East property line to the leading edge of the new canopy..
4.) submit an elevation view drawing of the sign and show
se~backs in compliance with the requirements of the sign
code (Signs-Chapter 21 Section 21-23, 21-29). The sign
shall comply at time of permit.

We can approve this project subject to the following conditions:
1) A reduced pressure backflow preventer will be required on the water
service to this facility. This device must be located on the potable
water service line to the building, not as shown on the revised
drawing. (Sect. 26-107)
2) The open drains behind the building (west side) must be shown to be ~c?K
connected to a storm sewer/drainage system, or they will have to be
sealed. We suspect they may be transmitting stOlTl'Mater to the sanitary /y'~
sewer system, which is prohibited by code. (Sects. 26-80 (1&2)) ~;j;f~
Item no. 1 may be addressed at time of building permit, but item no. 2
must be rectified at this time. We have no objection to this plan being
forwarded to the Planning and Zoning Board once item 2 is addressed.

plan. The site plan shall be revised and resubmitted depicting

We have reviewed the resubmitted plans and offer the following
comments regarding the developer's responses to the initial comments,
Engineering Memo 92-053 (attached).
Regarding:
1) Plans comply.
2) "Right turn only" will satisfy this department's concerns
regarding access to Federal Highway.
3) The decorative fence within the eastmost island has been reduced
to 36" to provide adequate sight distance.
4) City curb detail can be added to the plans at time of permit.
5) This department has met with the developer to discuss the site
drainage, however, the results of this meeting are not reflected
in the plan.
6) Plans comply.
These plans must address drainage (item #5) prior to forwarding this
site plan to the Community Redevelopment Advisory Board for their review.
The developer is again advised to contact this department if he needs
clarification of the drainage requirements.
