advised that the plans submitted for administrative
the Technical Review Board do not meet the minimal
requirements and are deficient with respect to the
items:
1. The location of the pavement edge is not clear at the
southeast and southwest corners of the building making it
impossible to determine the traffic flow pattern on the site
and if the drainage scheme provides for any pretreatment.
Appendix A, Section 11.4.5. See Comment #14.
2. The loading zone at the southwest corner of the site does
not have a sufficient means of ingress and egress. No turn
around or minimum 27 foot back up area is provided.
Appendix A, Section 11.A.2 and Appendix A, Section 11.J.
3. Currently gates on dumpsters are not required. If a gate is
desired, arrangements must be made with the Public Works
Department so that gates will be open prior to garbage
pickup. Garbage will not be picked up if gates are not
open. The dumpster cannot be serviced at the location shown
on plans due to unsafe and improper accessibility. Appendix
A, Section 11.A.2.
4. Pole mounted lights are required around the north, east and
south sides of the building if the area shown around the
building is a paved access drive as it appears. The
lighting plan must include photocell activation, energy
efficient light source, a pole embedment detail, and light
curves indicating the illumination level provided as
required by Article X, Section 5-142(a), Section 5-144(g),
and Article II, section 19-17(g). Building mounted lights
are not allowed for security reasons.
5. If any freestanding signs are proposed, they will require
site plan review. section 21-9 and Section 21-14(f).
6. A hedge is required along the rear of the property between
the parking area and the abutting property in accordance
with Section 7.5-35(e).
7. Based on parking provided at the ratio of 1:800 square feet
of gross floor area, the use would be limited to a storage
facility or wholesale establishment and distributing.

8. No typical floor plans are provided. Area devoted to office
space is limited to 25% of the gross floor area. Article
II, Section 19-17.
9. Location and dimensions are required for building setbacks.
Rear setback is not dimensioned. Appendix A, Section
11.A.3.
10. Indicate proposed materials and colors on elevations.
Article II, Section 19-17.
11. The nearest fire hydrant is not located.
12. No utilities plans are provided. Appendix A, Section
11.A.8.
13. Application indicates II parking spaces provided; site plan
shows 10 spaces.
14. If an access drive is proposed around the building, it must
be a minimum of 12 feet in width and must be signed for
one-way only. Article 10, Section 5-142(h)1.
15. No drainage plan, paving plan with spot elevations or
drainage calculations have been provided. The subdivision
regulations, Appendix C, Article IX, section 5 and Article
X, Section 5(B), require that storm water be pretreated
prior to discharging into a receiving facility. The storm
water system for this site must be designed at minimum to
provide for pretreatment of the first flush, using the grass
swales on site, prior to discharge into the master system
existing within the Boynton Distribution Center subdivision.

RE: SITE PLAN FOR THE VANDER WOUDE WAREHOUSE BUILDING
Upon review of the above mentioned site plan, the following comments must be
addressed in order for the project to conform with Boynton Beach codes and
ordinances:
1. A sign must be provided for a handicapped parking stall.
2. Specify the depth of embedment for light poles.
3. A landscape buffer must be continuous around all parking areas.
4. A 36 inch high hedge at the time of planting must be provided between
the parking area and the right-of-way.
5. I recommend that twelve (12) parking spaces be provided on site. This will
permit a ratio of one space per 500 square feet of gross floor area, which would
allow for a future use of the building as a factory/industrial occupancy.
6. The location map on the site plan incorrectly shows this site as being lot 14.
7. Sodded ares should be specified on the plans.
8. Curbing is required around all landscaped areas in parking lots.
9. South Florida Water Management District approval is required.
The applicant's prompt compliance with the preceding comments will insure a
timely permitting process.

1. Swale note on sheet 1 is incorrect. Regardless of existing swale conditions
at adjoining property lines, swales shall conform with City standard Drawing
#A-80033. Please provide swale detail that meets or exceeds this minimum
requirement.
2. Specify type of base material to be used in construction of paved areas, as
well as the locations of expansion/cont!ol joints. Section 5-l4l(n)
3. Minimum driveway approach radius is 25 feet. Using the long chord of a 25
foot radius curve is acceptable, but, the dimensions must be shown on plans.
Section 5-l42(h)
4. Continuous concrete curbing is required adjacent to landscaped areas on
either side of driveway, to include the area adjacent to the 12' x 35'
loading zone. Section 5-l42(e)
5. Provide a drainage plan which includes pavement elevations, swale elevations
and direction of intended flow. Sheeting stormwater offsite is prohibited.
Section 5-l42(f), 5-l41(n), Appendix C Zoning Section SA, 5B
6. Provide a signed and sealed survey from a registered Florida Land Surveyor
that is no older than six months. Section 5-l44(b)
7. Provide an engineers note that addresses light levels and certifies 120 MPH
wind rating for light poles. Section 5-l41(n), 5-l42(a)

With respect to the above, please be advised of the following:
1. Approach to dumpster enclosure to be deepened by relocating
the dumpster enclosure farther back in the swale area.
2. The ratio of parking provided is for warehouse, storage, and
wholesaling uses only. Manufacturing establishments and
contractors cannot be licensed at this location, as
additional parking spaces would be required (Section
11.H.16.f of Appendix A, Zoning).

The following landscape comments pertain to the above three sites
because of the similarity in landscape materials proposed.
1. The surnam cherry hedge is not a native species and should
be substituted with a native hedge.
2. The hedge material along the road R.O.W. must be 36" in
height at the time of planting.
3. The applicant should review how any existing overhead power
lines may interfere with proposed trees for the sites.
