HT., 24" a.c. Therefore, the height of the Green Buttonwood shrubs may

We also approve the substitution of Silver Buttonwood for Cocoplum.

David Pope (contractor in field) and yourself this morning, January 25, 1994 at 7:00
AM to discuss the painting of the Waffle House. Color charts were reviewed and it was
agreed upon to use the following color:

Dear Mr. Miller:
This is to advise you that on June 15, 1993, the city Commission of
Boynton Beach approved "the Site plan for the above referenced
project.
The approval of the Site Plan was subject to the following
conditions:
1. Compliance with staff comments contained in the city
Commission back-up;
2. Changing the freestanding sign height to match the height of
the main structure;
3. Changing the letter size on freestanding sign to 18 inches in
height;
4. Amending the plan to plant trees in landscape islands at the
northwest corner of the site;
5. Changing the roof tile to match the roof. tile on the existing
structure at Gateway Centre;
6. Changing the color of the brick to be used on the structure to
be compatible with the new tile color.
The site Plan approval entitles you to develop the property as
shown on the approved plans. If you wish to modify the plan prior
to submission of your building plan, please contact the Planning
and Zoning Department. Modifications during the building permit
process will be handled as part of that process. The approval of
the site plan remains in effect for one year, until June 15, 1994.
If an extension is needed, please forward your request to the
Planning and Zoning Department 30 days prior to the expiration
date.

Dear Mr. Cutro,
The purpose of this letter is to request your cooperation of
allowing North Lake Foods to build a Waffle House restaurant
on the out parcel of the Gateway Plaza. I would appear in ,per
son at the next meeting of the Planning & Devolopment board,
but I will be out of town that week. Hence this letter.
I am a Leisureville home owner & also I was in real estate
sales wi th Dutch Real ty of Boynton Beach for 12 years unti l:, my
retirement 3 years ago. I feel that the Waffle House will be an
asset to the neighborhood & a convenient place for Leisureville
area home owners such as myself to meet for breakfast etc.
I have done extensive traveling since my retirement & I aLWAYS
stop at a Waffle House restaurant if there is one in the area.
I know them to have exceptionally clean premises, good food,
moderate prices, good service & to be extremely well managed.
In my real estate sales work & my traveling in the area of my
Leisureville home, I always use 7th. st. as my entrance & exit
of Boynton Beach Blvd. The past 15 years I have had no problems
with this routing & I fe~l any traffic resulting from a Waffle
House on the corner would be slight as compared to what other
types of high traffic businesses might generate. I am not con-
cerned of late hour traffic caused by Waffle House because most,
if not all, of the other businesses in Gateway Plaza would be
closed then anyway. I have spoken to many of my friends in
Leisureville about this matter & they all agree with me that
Waffle House would be an asset & very desirable to have close to
our community. We all agree that we would like to see Waffle
House on this location as compared to many other less desireable
businesses that could locate there.
I ask for your approval of North Lakes' application & I request
that you give copies of my letter to the other members of the
~lanning & Devolopment Board & also to members of the Boynton

Dear Mr. Cutro:
Enclosed please find twelve (12) copies of the required site plan
review material for the above referenced project. All aspects of
the City of Boynton Beach building requirements (parking, drive
area, landscape, signage, lighting etc.) will be met. The
perimeter landscaping (deciduous trees and continuous hedge) are
already in place at the north and east sides of the site. This
existing vegetation will be filled in and added to as necessary to
meet the City's requirement for continuous hedge, spacing of plant
material, and required numbers of plant material.
The signed and sealed plans prepared by a landscape architect will
be submitted at the time of permitting for the site, and they will
meet all requirements of the City of Boynton Beach for landscape
and irrigation. As a result, the typical check list requirements
for landscape and irrigation are not included with this package.
You have the material samples and site photographs from our
previous submittal. Colored elevations will be delivered to your
office next week.

David Miller, the architect for the Waffle House, has submitted a
site plan for a 44-seat restaurant at the southwest corner of
N.W. 7th Avenue and West Boynton Beach Boulevard.
The city Commission reviewed a similar plan in April and that
plan was denied.
Based on that meeting, as well as the Planning and Development
Board meeting in April, the applicant has adjusted the site plan
to meet the comments made at those meetings.
The members of the Technical Review Committee have reviewed the
site plan and their comments are attached. It is our
understanding that the comment made by the utilities Department
regarding a utilities easement has been resolved, but as of this
writing we have not received written confirmation from utilities.
The Planning and Development Board, at its meeting of June 8,
1993, reviewed this site plan and forwarded it to the city
Commission with a recommendation for approval.
This item is scheduled for final review before the City
Commission on June 15, 1993.

RE: Gateway Center - Irrigation Meter
Dear Mr. Marulli:
As you may recall, the City placed a temporary irrigation meter at
the Gateway Center several years ago. This meter was to remain in
place until the outparcel was developed. Please see your enclosed
letter for details.
Now that the Waffle House is nearing completion, we are preparing
to terminate usage of the irrigation meter, as originally agreed.
PI ease be advised therefore, that we wi 11 terminate and remove
water service to the irrigation system within thirty (30) days of
the date of this letter.
Please make alternate arrangements for your irrigation supply as
soon as possibl e. I f you have any further questions on this
be referred to Peter Mazzella of this office.

DRAINAGE STATEMENT

WAFFLE HOUSE

The proposed Waffle House restaurant will be located on the southwest corner of
the intersection of Boynton Beach Boulevard and N.W. 7th Street, In the City of
Boynton Beach, Florida. The 0.33 acre site is an out parcel which was formerly a
portion of the Gateway Centre. The original plans show a bank on the site of the
proposed Waffle House.
The originally . proposed bank use was approximately 90% impervious. The
proposed site plan for the Waffle House is approximately 80% impervious, thus
there will be less storm runoff than originally expected. The water management
system as built for the Gateway Centre, was designed to accommodate the
proposed bank use therefore has excess retention/detention capacity to
accommodate the proposed restaurant use.
The site of the proposed Waffle House is equipped ~ith a catch basin at the
northeast corner and an exfiltration trench system which transects the north half
of the site. Water quality pretreatment will be furnished by a depressed grass swale
along the north and east boundaries. The invert elevation of the swale will be set
approximately 3-1/2" below the existing on-site catch basin.

The Waffle House will, in my opinion, have no significant impact on Boynton Beach
Boulevard. The proposed Waffle House will generate less than half the daily
vehicular trips and less than 40% of the peak hour traffic volume of the previously
approved Bank use. Further, there appears to be no need for roadway alterations
or traffic signalization to accommodate the proposed restaurant.
