This modification consists of 4,400 sJ. of office space to be converted into retail space. This additional 4,400 sJ. of retail conversion is the maximum allowed by the available parking spaces. Cross Creek Associates requests to be heard before the Planning and Zoning and Council during the month of July, therefore, we will be submitting for the June 21 application deadline. June 19, 1990 Mr. James Golden Boynton Beach Planning Department 200 North Seacrest Boulevard Boynton Beach, Florida 33435 RE: Cross Creek Center Use Change Dear Mr. Golden: stanley Consultants of Florida, Inc. was requested to examine the trip generation impact of converting 4,400 square feet of office space in the Cross Creek Center into retail space. A trip generation analysis was performed for the proposed change to determine if the change would result in additional trips. Trip generation rates utilized were obtained from the Palm Beach County Impact Fee Ordinance (excerpt enclosed). Tables 1 and 2 show the trip generation rates, trip generation, pass-by trips and resulting new trips for the existing and proposed uses. The trip generation analysis indicates that the proposed change would result in 41 additional trips, which remains within the substantial deviation limits. If you have any questions, please call me. Congress Avenue Suite 108 West Palm Beach, FL 33409 RE: Cross Creek Center Revised Use Proposal Dear Steve: It is proposed to use 15,000 square feet of approved office space as 6,625 square feet of office space and 8,375 square feet of retail space. The following discussion relates to impact upon the anticipated wastewater flows generated by the revised uses. The approved additional water and wastewater flows for the office complex are more than adequate to accommodate the above revised uses. The Center was approved for 35,000 GPD for 35,000 square feet of office space. Therefore, 6,625 GPD are available for the office space and 8,375 GPD are available for the retail space. The estimate~ wastewater flow for the retail space is approxi- mately 900 GPD and 6,625 GPD for the office space. Boynton Beach Boulevard Boynton Beach, FL 33435 Re: Cross Creek Centre - Master Plan Modification Our Project No. 507.10 Dear Mr. Golden, Attached please find three (3) copies for the above referenced project. reflect the stipulations outlined Department Memorandum No. 90-215. of the revised Master Plan These have been modified to in Boynton Beach Planning Please note that the plans have also been revised to indicate eleven (11) additional parking spaces (175 total spaces). These additional spaces will be the result of restriping the parking lot and will not require any additional parking area. Pursuant to our phone conversation on 7/25/90, a site plan modification is not required for restriping and we will only need to apply tor the appropriate permits to complete this work.
