Dear Dick:
I have reviewed our file on Rollingwood in Boynton Beach and am
pleased to provide you with additional information relative to
the development of that site.
To begin with, I can clarify the issue of the amount of land
required for the preservation. The City has formally eStablished
the endangered acreage as 8.7 acres (see attached) of which 25%
or 2.18 acres must be maintained. In addition to the "Preserve
Area", the City will require .018/du for a park dedication and a
40' right of way dedication as stated in my letter of August 24,
1990.
I understand your need to ascertain how many lots this site will
accommodate. Obviously it is not our responsibility to provide
land planning and we will not commit to any specific number.
Having said that, I have no objection to sharing my experience
relative to density. Based on my familiarity with the site and
the need to accommodate the above referenced requirements, I
would suggest that the effective density for single family homes
would be three units per acre.
While the number is'less than the permitted density, I believe
you will find it to be quite accurate. Based on an approximate
effective development density of three units per acre, it would
then yield thirty-five units.
