Water Demand and Sewer Flow Projection
We have reviewed the water/sewer demand projection prepared by
Caulfield & Wheeler and agree with their method and result.
C-1 zoning does allow hospitals which have a projected flow of
250 gallons per day per bed and is a more intensive water/sewer
use, however, a 2 acre site is not suited for hospital uses.
In answer to your question regarding the possible use as medical
offices, to equal the current 5250 gal/day, residential demands
the medical office would have to house 21 doctor's offices. This
equates to 1660 square foot per doctor office which, assuming
auxiliary uses such as staff and waiting rooms, is a reasonable
size.
Based on the above, it appears the C-l zoning would have no worse
an impact than the current residential zoning.

Water Demand and Sewer Flow Projection
Attached you will find a copy of the projected water demand and
sewer flow for the above-referenced request. Please verify the
accuracy of these projections for the existing residential
zoning, allowing a maximum of 15 dwelling units, compared to the
proposed commercial zoning, allowing a 34,848 square foot medical
office. In addition, a copy of the uses allowed in the C-1
zoning district proposed is provided.
Please indicate in your response if any of the uses permitted in
the C-1 zoning district have a greater impact on water and sewer
than a medical office use, since this rezoning would not be
limited to the construction of a medical office building. The
parcel is 2 acres in size and a 40% building coverage is
permitted.

Section 6. Commercial district regulations and use
provisions.
A. C-l OFFICE AND PROFESSIONAL COMMERCIAL
DISTRICT. These district regulations will provide appropri-
ate space for office and professional uses, located to provide
ready access to such services for all.
1. Uses permitted_ Within any C-l office and professional
zoning district, no building, structure, land, or water, or
any part thereof, shall be erected, altered, or used, in whole
or in part, except for one (1) or more of the following
specified uses (single-family occupancy when incidental and
necessary to main use is permitted). Those uses, however,
which are listed in lA. below shall require conditional use
approval, and those uses which are indicated under IB.

Our office has reviewed the water and sewer flow
information for the subject site and we have calculated the
following flow estimates for the project. These estimates
were based on the existing medium density residential zoning
classification which would allow 15 residential units to be
constructed on the 2 acre site, and a proposed rezoning to
commercial classification which would allow a 34,848 sq. ft.
office type development. Per capita flow data was based on
regulations and information of the Palm Beach County Health
Department. Irrigation flows are not included in the
calculations.
Existing residential average daily flows:
15 D.O. x 350 gal./day = 5,250 gal./day.
Proposed office average daily flows:
34,848 Sq.Ft

below shall require an environmental review permit, prior
to the establishment of these uses:
a. Churches and other places of worship and attendant
accessory uses. Day care centers, primary and second-
ary schools, seminaries, and colleges and universities
shall not be construed to be an accessory use to a place
of worship, however.
b. Finanical institutions, including drive-through facilities.
c. Funeral homes.
d. Funeral home with crematorium. *
e. Government facilities, including public community cen-
ters, excluding uses which have extensive storage or -
maintenance facilities, or storage or maintenance as
their principal use.
Hospitals.
Medical and dental offices and clinics.
Nursing and convalescent homes.
Pharmacies, medical and surgical supplies; orthope-
dic, invalid and convalescent supplies; eyeglasses and
hearing aids.
Professional and business offices.
Veterinary offices and clinics, excluding outdoor ken-
nels, or keeping of animals for purposes other than

to obtaining an environmental review permit in ac-
cordance with section 11.3.

1A. Conditional uses allowed. These uses specified above in
subsection 6.A.1. which are followed by an asterisk (*)
shall be deemed to be conditional uses, which may be
considered and granted in accordance with the procedures
set forth in section 11.2 of Appendix A of the Code of
Ordinances of the City of Boynton Beach, Florida.
1B. Environmental review permit required. Any use listed under
6.A.1. or 6.A.1A. above which uses, handles stores, or dis-
plays hazardous materials, or which generates hazardous
waste, as defined by 40 Code of Federal Regulations, Part
261, shall require an environmental review permit in ac-
cordance with section 11.3.
2. Uses prohibited. Any outdoor display of merchandise.
3. Building and site regulations. No building or portion thereof
shall be erected, constructed, converted, established, al-
tered, enlarged or used unless the premises and buildings
