A complete review will be conducted by the Technical Review Board once the revised plans/drawings have been resubmitted. You may want to address all of the attached comments on your next submittal. Haag, Zoning & Site Development Administrator RE: TRB Comments - January 29, 1991 Meeting SITE PLAN - BOYNTON SEVENTH DAY ADVENTIST CHURCH (church and classroom additions) Upon review of the above mentioned project, the following list of comments have been provided as a courtesy with the applicant's full knowledge that there will be a full review made when the project is placed on a future Technical Review Board agenda. 1. All drawings and/or documents submitted for public record, and prepared by a design professional, shall show original legible raised seal and signature of a Florida registered design professional, who is responsible for the drawings. 2. Specify on the site and floor plan drawings the elevation of the existing and new finish floor, associated porches and walkways. 3. The existing school building is a nonconforming building with respect to setback distance. The new addition must meet the 25 foot minimum setback. Show on the site plan the location of the building meeting the required minimum setback. 4. Specify on the floor plan drawings the school grade level for all classrooms and the number of total seats for both floors of the church. 5. Specify on the elevation view drawings the overall height of all new structures. 6. Transfer all of the site criteria data shown on the letter size paper to the full size plans. 7. show and specify on the plans the location, type and height of the new and existing fence. 8. Show on the plans the location, type, size and color of the new and existing signage. 9. Provide a detailed plan view and full section view drawing of the dumpster enclosure and pad. Identify the type, size and color of the material proposed for the sides of the enclosure. Specify the size and type of all required vertical and horizontal structural material and components for the enclosure walls and associated pad. Identify the overall height, width and length of the enclosure. Show ten feet (10') clear minimum width of the enclosure opening. clear opening width must be measured inside of gate and post material or meet the Public Works Department specifications for size of compactor enclosure. Where gates are proposed, specify the method of holding the enclosure gates in the open and closed position. 10. Provide a distinguishable symbol on the plans that clearly identifies the difference between all existing construction and proposed new construction. I recommend for improved pedestrian traffic that off-site public sidewalks be installed adjacent to all three sides of the property. Show and specify the following sidewalk information: the location, type of material, slope and width. 12. Specify on the site plan the angle of the parking spaces, provide the appropriate aisle width and back-up space. 13. Show the location on the plan and specify the type and size of the raised curbing required to protect the landscaping material. 14. Show on the plans the appropriate number of parking spaces consistent with the requirements of Appendix A Zoning Section 11 H. 15. Provide on the site plan a typical detail drawing of a regular parking space. Drawing must include the following information: i. specify the length and width ii. show the size and configuration of the pavement markings iii. specify the color of the pavement markings (white for asphalt, black for concrete) iv. location of wheel stop or concretE! curb 16. Include on the site plan drawing a detailed elevation view drawing of the proposed site lighting pole and fixture. The outline, configuration and material shown and identified on the project drawing(s) submitted with the plan(s) for final sign-off shall match in every respect the colored drawing(s) approved by the City Commission during the approval process of the project. The color of each exterior finish material shown on the final sign-off plans shall be identified by name, color number and manufacturers name which shall match in every respect with the color(s) shown on the drawing(s) approved by the City Commission. Provide a parking facility lighting plan to include associated illumination levels in the form of a photometric plan with appropriate statements relative to photocell activation and construction details depicting pole type, fixture type, depth of embedment, etc. in accordance with Section 5-l42(a) Lighting and Section 5-l42(b) Pedestrian Lighting. 2. Provide a drainage plan and associated drainage calculations and percolation test data. These plans were approved sub] ect to your compliance with the attached stipulations and must now be modified to incorporate same. To initiate your sign-off procedure, please submit two (2) sets of modified plans to the Office of the Site Development Division of the Building Department, which will record the required identification markings on each set of the modified plans. After both sets of modified plans have the appropriate markings, you should proceed with your sign-off to obtain signatures on both sets of plans from each Technical Review Board member who had comments. The sign-off procedure requires that the Engineering Department sign-off first, followed by all other departments with the exception that the Planning Department sign off next-to-last and the Building Department sign-off last.
