Show type of construction. 2. Show handicap parking detail to code. 3. Handicap ramp must meet code for slope. 4. Provide a parking lot lighting plan which includes pole type, imbedment detail and 120 M.P.H. certification from an Engineer as per Article X, Section 5-142, 5-144. 2. Provide a parking lot construction detail which clearly shows the materials and quantities to be used in constructing the parking lot. 3. Parking lot striping detail must call for blue striping and handicap symbol (pavement marking) for handicap parking space, and white striping for standard spaces. 4. Painted stop bars (pavement marking) are required at both exits from site. Plans must show this. 5. Minimum driveway approach radii is 25 feet. Using the long chord of a 25 foot radius curve is acceptable, but, must be shown on plans. 6. Concrete sidewalks shall continue through drives. Sidewalks will be minimum of 6 inches thick in this area and contain no steel. Obtain permits from appropriate authorities for work done in right-of-way. 7. Provide a concrete curb detail that conforms with Article X, Parking Lot Regulations. 8. Provide location of curb cuts to facilitate drainage on plan. Annunziato Planning Director RE: Kalra Medical Office Building - Site Plan With respect to the above-referenced request, please be advised of the following: 1. Right-of-way is to be dedicated for S.E. 23rd Avenue forty (40) feet from centerline in conformance with the Palm Beach County Right-of-Way Protection Map (Ordinance 86-54) within 60 days of site plan approval. 2. The site plan shows a deficiency of one (1) parking space based on the square footage proposed. The applicant plans to reduce the square footage of the building by 20 square feet in order to be in compliance with Section II-H.16.d(19) of Appendix A, Zoning. 3. If a free-standing sign is proposed in the future, site plan approval shall be required (Section 21-9 of the Sign Regulations). 4. The building footprint may be modified slightly as a result of an expansion of the landscape strip along the south property boundary to accommodate the hedge required by the landscape regulations. The hedge must be located outside of the utility easement so as not to interfere with the existing service line. Hedge material along the road R.O.W.'s must be 36" in height at the time of planting. 2. The road R.O.W. 's must be sodded and receive irrigation. 3. The Loquat tree should be addressed prior to initiating clearing of the site. 4. A construction drawing for the tree barrier should be included in the landscape plan. 5. To address the landscape and utility easement concerns on the south property perimeter, the area should be moved 36" to the north.
