RE: SITE PLAN MODIFICATION - WEST INDUSTRIAL PARK (PHASE III)
Upon review of the above mentioned project, the following
comments must be addressed in order to conform with Boynton Beach
City Codes:
1. All drawings and/or documents submitted for public record
and prepared by a design professional shall show original
raised seal and signature of a Florida registered design
professional responsible for the drawings.
2. Show on plans location of 12'0" wide by 35'0" long loading
space.
3. specify on plans handicapped pavement markings are colored
blue.
4. Show a plan view and section view drawing of the 10'0" by
18'0" dumpster enclosure. Identify the finish color of the
dumpster enclosure walls.
5. Identify the symbol used to determine where the grass
ground cover is to be located.
6. The maximum width of unlandscaped vehicle use area
screening at an accessway is 35'0", add appropriate
perimeter landscaping at east accessway.
7. Identify the color of the doors shown on the elevation
drawing.
8. Site plan, elevation view and floor plan drawings must be
consistent with each other in identifying location and
count of parking spaces, location of building wall openings
and compass direction used to identify the faces of the
building.
9. Provide ingress/egress agreement between existing site and
Parcel C as shown on the site plan.
10. Improvements to Parcel C will require site plan approval.

Gentlemen:
We are submitting an updated site plan for the construction
of Phase 3.
The previously approved site plan varies from this site plan
in the following manner:
1) N.W. corner of property has existing single pad for
waste removal container. New site plan extends this
to accomodate two containers, dimensions to be
10' deep, 18' wide, inside dimensions as per Boynton
Beach Utilities criteria. Net loss of one parking
space.
2) The utilities (drain storms, sewer lines, fire hydrants)
as well as site lighting (except for the building lights
of Phase 3) are existing, as per previously approved
plans.
3) 'The parking plan was rearranged to accomodate the various
doors of Phase 3 'building. Parking spaces required: 167;
spaces provided: 174.
4) Provision was made for a future access to property to the
east of this site, which we acquired, for future parking.
5) Phase 3 building footprint was changed from 24,205 sq. ft.
to 23,360 sq. ft., a reduction of 845 sq. ft.
6) Finished floor elevation, height of structure, and grades
of surrounding driveway and parking areas of Phase 3 are
unchanged from previously approved plans.

In conformance with Chapter 19, Section 19-17 "Site Plan Review and Approval"
and Boynton Beach Parking Lot Regulations, Article X, Section 5-142 inclusive,
the applicant for the above referenced project shall subnit the following
technical data, information and plan corrections:
1. In order to reduce project costs, the 18" raised continuous concrete
curbing may be reduced to the minimum City standard of 13~" should the
Architect deem this action reasonable.
2. Clarify type of base material to be utilized in the construction of the
parking lot (shellrock, limerock). All base materials shall conform to
Section 5-142 (g) "Construction Standards for Base Material".
