The Palm Beach County Traffic Division has reviewed the traffic impact study for
the project entitled Park Ridge, pursuant to the Traffic Performance Standards
in Article 7.9 of the Palm Beach County Land Development Code. The proposed
project will consist of 34 single-family residential dwelling units. The project
will generate 340 daily trips. The build-out for the project is 1997.
The Traffic Division has determined that the project meets the requirements of
the Tra ffi c Performance Standards of Palm Beach County. If you have any

Transmitted herewith in response to the memorandums sent to us on
December 15, 1995, regarding the above referenced project are the
following:
1. Twelve (12) revised prints of the Plat.
2. Twelve (12) revised prints of the Site Plan.
3. Twelve (12) revised prints of the Master Plan.
4. Twelve (12) copies of the Aerial Photograph of the area.
Our res~onse to Memorandum No. 95-391 from John Guidry, Director
of Utillties, is as follows:
Item 1 - We plan to obtain the required Palm Beach County Health
Department permits for water and sanitary sewer systems.
Item 2 - A meeting will be arranged with the Utility Department.
Item 3 - The capacity reservation fee of $4,712.40 will be paid
when it becomes due.
Item 4 - The responsibility for maintenance of the water and sewer
lines from the edge of the utilities easement to the
building will be designated as the responsibility of the
Homeowner's Association in the Homeowner's Association
documents.
Memorandum No. 95-207 from the Public Works Department has no
comment regarding this project.
Our response to memorandum No. 95-473 from William Hukill, City
Engineer, is as follows:

Item 2 - All plans will meet City code requirements at time of
application for required permits.
Item 3 - Once the issues pertaining to the master plan and the
plat have been resolved with the City's Attorney the

regulations including, but not limited to the Boynton
Beach Land Development Regulations.
Item 4 - Master Plan has been revised to com~ly with R-3 district
requirements for single family dwell~ngs.
Item 5 - A statement regarding subsurface conditions is included
in the previously submitted Environmental Report.
Item 6 - Sidewalks are not required in a R-3 development.
Item 7 - Swale and detention area slopes will be no less than .003
feet per foot and no greater than 1 foot per 4 feet.
Item 8 - The ~avement in the CuI de sac has a diameter of 88'.
There ~s not a right-of-way in the development.
Item 9 - Street grade will be no greater than 2~ percent.
Item 10 - Street names comply with chapter 6, Article IV, Section
10Q, Page 6-14
Item 11 - Electrical service will be under9round and in accordance
with Chapter 6, Article IV, Sect~on 13, Page 6-16.
Item 12 - Approvals will be obtained from SFWMD and LWDD.
Memorandum No. 0196 from the Police Department has no comment
regarding this project at this time.
Our response to Memorandum No. 395-575 from Kevin J. Hallahan,
Forester/Environmentalist is as follows:
We will provide a tree survey and a tree management plan for the
property. Also written approval will be obta~ned from the State
Game and Fresh Water Fish Commission verifying that there are no
gopher tortoises or scrub jays on the site.
Our response to Memorandum No, 95-722 from Jerzy Lewicki of the
Planning and Zoning Division is as follows:
The Plat submitted to the City has been revised to reflect that
the development will take place on one tract only (see attached
Plat) .
Item 1 - The Boundary lines are identified on the Master Plan and
Survey Map. No lots will be indicated in this R-3
development.
Item 2 - Responsible party for street maintenance is identified on
the Master Plan and on the attachment.

NOTE: Based on our discussions with representatives of the City

Dear Mr. Grant:
The City of Boynton Beach has completed its first review of the
documents submitted for the above-referenced project. Attached are
comments made by the reviewing departments during their initial
review of your project.
When there are comments made by the reviewers that you feel are not
applicable to the approval of the project or will be addressed
separately and you have not amended the plans to comply with the
comment(s), you must prepare written explanation for each comment
stating why the comment is not applicable and return the
explanation with the amended plans and documents.
After amending the plans and documents, please submit twelve (12)
complete sets (including surveys) of the plans to the Planning and
Zoning Department. If you want to proceed with the schedule
established in our initial conversations, you need to resubmit your
corrected plans by 5:00 P. M. on Tuesday, December 19, 1995. When
the amended plans and documents have been submitted to the Planning
and Zoning Department, they will be distributed to the reviewing
departments for second review and placed on the December 26, 1995
Technical Review Committee Meeting Agenda. When the TRC finds that
the Master Plan and required data meet the provisions of this
Ordinance, TRC members will sign the Master Plan indicating
approval and transmit the master plan to the Planning and
Development Board. The schedule of the Planning and Development
Board and City Commission meetings in 1996 is enclosed.
