Gentlemen:
Cherry Walk, Phase I, has a Surface Water Management Permit
from South Florida Water Management District. The permit
number is 50-00773-S, dated 12-15-1983. In that permit, the
Recreation Center was permitted to retain the three (3) year-
1 hour storm (Appendix 2 SFWMD design manual) as was the en-
tire site (Cherry Walk, Phases I and II).
Appendix 2 for 48.5% impervious area indicated 1.20 inches
of runoff stored at a storm stage elevation of +9.10.

The site must be so designed to eliminate the necessity for
the front-end loader to back into any street. If any use
requires the disposal of wet garbage, a ten foot by ten foot
(10'xlO') concrete slab shall be provided. All dumpsters
must be screened and landscaped in accordance with the City
Landscape Code (see Sec. 7.5-35(i)).

1. Site Plans must be apfroved by the City Council for all projects (other
than single family or duplex r€sid~nces) where either:
(1) The value of new construction is greater than one hundred
thousand dollars ($IOO,OOO.OO), or
(2) A "site plan for the premises has been previously approved
by the City Council. The accompanying application must be
completed for all site plans that require approval hy the
City Council.
Site plans for projects where the value of construction is one hundred
thousand dollars ($100,000.00) or less (excluding single family and
duplex residences) are processed administratively by the Building
Department. The accompanying application is not required in such
instances, however, all of the information required under "III. Site
Plan Requirements" must be included on two (2) copies of the site plan,
which are submitted to the Building Department.
2. All applications for approval of site plans must be received and accepted
by the City Planner at least thirteen (13) days prior to the regular
meeting of the Planning and Zoning Board. Applications which require
Variances to the Parking Lot Regulations must be received and accepted
by the City Planner at least thirty (30) days prior to the meeting of the
Planning and Zoning Board, in order to allow time for the advertisement
of the public hearing. The applicant will be advised as to the additiona]
meetings, including Community Appearance Board and City Council Meetings,
that are necessary for application review.
3. All applications are reviewed by the Technical Review Board (TRB) , which
consists of the heads of those City Departments concerned with land
development. The TRB may recommend to the Planning and Zoning Board that
the application be approved or approved subject to modifications, or
may require the site plan to be resubmitted to the TRB. The applicant
is.not required to attend the TRB meeting. The.applicant will be notifiec
by mail as to the modifications recommended by the TRB. The applicant
should be prepared to respond to all TRB Recommendations at the Planning
and Zoning Board meeting.
4. The Planning and Zoning (P & Z) Board, after reviewing the site plan,may
recommend to the City Council that the application be approved or
approved subject to modifications, or may require the site plan to be
resubmitted to the P & Z Board. The Planning and Zoninq Board meets on
the second . ~Tuesday- of each month, unless
the applicant is informed otherwise by the City Planner, at
7:30 P.M. in the City Hall Council Chambers. The applicant or his
agent is required to appear at the Planning and Zoning Board meeting.
5. The application is also reviewed by the Community Appearance Board (CAB),
which may approve the landscaping and external appearance of structures,
approve same subject to modifications, or require the site plan to be
resubmitted to the CAB. The CAB has final approval over landscaping
and building appearance, and all site plan applications must be approved
by the CAB before they can be approved by the City Council. The CAB meet~
on the first and third Mondays of each month at 7:30 P.M. in the
Conference Room of the Building, Engineering, and Planning Building. The
applicant or his agent is required to appear at the Community Appearance
Board meeting.
6. The City Council gives final approval to site plan applications, and
may approve the application or approve it subject t~ modifications, or
require the site plan to be resubmitted to the City Council. The City
Council meets on the first and third Tuesdays of each month at 7:30 P.M.
in the City Hall Council Chambers. The applicant or his agent is
required to appear at the City Council meeting.

7. Prier to cbtainin0 a building p~rmit, all mouifications required by the

construction within one (I) year of the date of approval shall invalidate

additions thereto, will be processed in the same manner as the original
application, subject to all Code requirements in effect at the time the
revision or addition is requested.
