Boynton Beach Blvd. Boynton Beach, FL 33425 Re: SEARS AUTO SERVICE CENTER BOYNTON BEACH MALL Dear Chris: , In accordance wi th our recent discussion, we are transmitting herewith three (3) copies of our current Development Plan (#SE-35A dated 3/5/93), which indicates the~. proposed location and configuration for the Sears Auto ServicaiCenter in the northeast quadrant of the existing Boynton Beach Mall site. The proposed Auto Service Center building will include approximately 21,048 sq. ft. composed of approximately 4032 sq. ft. dedicated to retail sales, approximately 2704 sq. ft. dedicated to parts & service, and approximately 14,312 sq. ft. for 14 auto service bays and required inventory & equipment storage areas. The proposed location of the Auto Service Center is consistent with the original ADA and Development Order Resolution for Boynton Beach Mall first adopted by Palm Beach County on May 7, 1974. The site plan included in the original ADA indicated an auto service center to be constructed in approximately the same location as is now proposed for the Sears Auto Service facility. This proposed land use and location is a part of the vested Boynton Beach Mall Development of Regional Impact. The City of Boynton Beach Resolution #R91-37, the Amended Development Order for Boynton Beach Mall, provides under the termination date paragraph on page 4 of the order, in part, that "nothing herein shall limit or extinguish any vested rights of the applicant, its successors or assigns, regarding the existing 1,108,000 square feet of gross leasable area of the existing Boynton Beach MalIn. In addition to this Development Order provision, it is also noted that the applicant has fully complied with all impact mitigation requirements in both the original and amended development order . with respect to the currently approved 1,108,000 sq. ft. of gross leasable area. In addition to the overall Boynton Beach Mall Development Plan, I" am also including one (1) copy of the following preliminary plans related to the Sears Auto Service facility: ~. site Plan dated 2/2/93. 2. Landscape Plan dated 2/2/93 (note: this plan is intended to indicate the landscape screen that is being proposed along the north side of the building adj acent to the Boynton Canal right-of-way). 3. Exterior elevations & building sign~g~ dated 2/5/93 (2 sheets) . Based upon this information, please advise what specific steps and procedures are required by the City of Boynton Beach, Palm Beach County, and any other governmental agencies having jurisdiction in order to obtain all approvals and clearances which are pre- requisite to the issuance of the formal building permit for the Auto Service facility. Box 310 Boynton Beach, FL 33435 Re: Boynton Beach Sears Addition - Technical Review Board COmments Dea r Mr. Golden: As discussed, we earlier received your package of Technical Review Board comments (attached) and accordingly have made revisions to our plans and resubmitted these on March 27, 1989. For your convenience, the comments are addressed as follows: SITE DEVELOPMENT-BUILDING DEPARTMENT (Don Jaeger) Item 1. We have reviewed the Sears plans for its compliance to the Code. We understand this area is required to have three screen walls for the dumpster and loading area. Sears plans Sheets 2.0 (plans), Sheet 4.0 (elevation #04) provide details for the loading and dumpster area. The area is bounded by three screen walls--those being on the westerly and easterly sides and the building facade serves as a third wall. The walls stand 10'- 6;" above finish floor and accordingly we feel this meets the objective of the Code. Item 2. Sign details are provided by Sears on the 11 x 17 sign sheets #2, 19,20 and 22 which depict the sign element and attachment methods for each sign. Item 3. A review by the Environmental Review Committee was held on March 22. We expect to review this project further on the next agenda in April. Item 4. An updated signed and sealed survey has been provided (Sheet 1 and 2 of 2, O'Brien) depicting the new access easement so as to be consistent with the current site plan. The boundary description for the developer's parcel has also been updated. Item 6. Except for ,the provision of curb stops, we believe the proposed parking lot conforms to all city ordinances and standards. It is our understanding that the City Attorney will be providing a reading wherein the Developer will be exempted from the curb stop requirement. CITY ENGINEER (Torn Clark) Item 1. Dry pretreatment locations and details have been provided on Site Plan il. South Florida Water Management District is now writing up the approval for the project and this should meet the City's requirements for parking lot standards. Item 2. See Item 1 above. The project will and does flow into an existing detention system. Item 3. The original mall development did not accommodate "sump" areas for suspended solids. The existing and modified water management ponds will provide the same benefit for suspended solids control. Item 4. The head-in parking with the 8.5 ft. deleted (see Site Plan #1).
