RE: Convenience store to be built on the N.E.
corner of Woolbright Rd. and S. Seacrest Blvd.
I have lived in my home for twenty years and at one time had
hoped to live here the rest of my life. We have invested much
money in having a pool put in and landscaping, making it our
"Garden of Eden". This is slowly coming apart as the area
turns into a slum. This 24 hour store will ruin any quality of
life that we have left. The lights, noise, litter, etc. are
too much to think of as we see the same problems across Seacrest
at the Seven-Eleven store. I see our assesment going down every
year. I fail to see why we need another convenience store. and
all the problems it will create, when the Farm Store is just
East and the Seven-Eleven is~st West of this site.
The plan is to take down the beautiful Black Olive trees that
affomus privacy, and replace them with live Oaks that are slow
growing and skimpy: this will give us no privacy. Also, they
plan to take down the wall that the original business, "Scott's
Chicken" built many years ago, when they abandoned the easement
between our properties, and rebuild awall four feet closer to me.
Whatever th~y plant now,will never be able to reach its potential
as it will grow into the utility wires. We will not be afforded
any privacy from their battery of high-powered lights. Their
plantingswill never give us any privacy, as it is too skimpy,
something much denser is needed. A six foot wall is not high
~nough for privacy or security from this type of business. We
will lose an Acacia tree and some lawn, my neighbor will lose
his well and a row of Pine trees that give him privacy,. when
the wall is moved. The plans also show moving the water main from
their side over to mine. It looks like they want me to have the
mess and inconvenience if anything happens, instead of themselves.
I would hope that this project does not go through, but if it
does, I hope the city planners, etc. will take steps to protect
our property from the noise, smell, lights, litter, pollution,
etc.,that this type of 24 hour operation causes.
Please give copies of this letter to the City Commission, Planning
ana Zoning Board and The Community Appearance Board.

Dear Jim:
Because I will be out of town for the above-referenced hearing, please
consider this my request to be postponed at the March 14th Planning
and Zoning Board hearing, as well as the March 21st City Commission
hearing, on the parking lot variance and conditional use petition. In
addition, my client is working with City staff to develop a landscape
plan to satisfy the concerned neighbor. We intend to develop such a
plan, and then meet with the neighbor prior to the Planning and Zoning
and Commission hearings. The postponement will also provide us the
opportunity to do that. Please advise me, at your convenience, in
writing as to when these matters will be rescheduled.

Public Hearings
Accompanying this memorandum you will find a copy of a letter
submitted by the applicant's attorney requesting a postponement
of the above-referenced requests. The reasons for the post-
ponement are outlined in the letter.
It is recommended that the public hearings for the Parking Lot
Variance and the Conditional Use (items 5A2 and 6Al) be
continued to the April 11, 1989 meeting at 7:30 p.m. or as soon
thereafter as the agenda permits at Prime Bank Plaza. An
announcement should also be made that the public hearing before
the City Commission will be continued to the April 18th meeting
at 6:00 P.M. or as soon thereafter as the agenda permits at
Prime Bank Plaza.

Dear Mr. Annunziato:
In response to the T.R.B. comments dated 8 March 1989, please find
the following list that addresess the revisions to our plans in response to
Mr. Hallahan's request for the preservation of the Black Olive trees and
the need to increase the landscape buffer along the north property line,
adjacent to the residential subdivision.
1. After meeting with Mr. Hazzella and discussing the Utilities Department's
recommendations, we have revised our Landscape Plan to note that GULF
PRODUCTS DIVISION will donate the existing Black Olive Trees to the City of
Boynton Beach. The Public Park on the southeast corner of Woolbright &
Seacrest seems to be an appropriate location for these trees since there are
no major underground utility lines in this area.
2. In addition to the above, our Landscaping Plan has been revised to
include a continuous buffer of Laurel Oak trees (16'-18' high) @ 12'-0" o.c.
along the property line in question. We are confident that these trees will
provide a mutual visual barrier from and to our residential neighbors.
