Six sets of plans addressing those comments which will be applicable to the new location can be submitted no later than 5:00 p.m. on April 23, 1990 to the Planning Deparatment, the next deadline for site plan review. The following are the Planning Department's comments with respect to the above-referenced request: 1. Dimension landscape island widths and shortest distance from recreation vehicle parking space to property line; both require a minimum of five feet. Chapter 7.5-35(d)(1) and (g) . 2. Specify the distance to the nearest driveway (publix Distribution Center) if within 100 feet of the site. Site plan application, page 5, III.4. 3. Why is the median within Park Ridge Boulevard being modified? 4. Access aisles, where parking spaces back into them, must be 27 feet in width. Article X - Parking Lots, Section 5-l42(i) City Standards. 5. Parking spaces need only be 9 feet by 18 feet. Article X - Parking Lots, Section 5-142(i) City Standards and Section 5-141(j). TO: Architecture Montenay, Inc. - 2 - AprilS, 1990 6. The parking rate for this use is 1-1/2 parking spaces for every 2 employees on a maximum shift plus adequate parking for visitors. Specify this information on page 4 of the site plan application item 10.a). Appendix A, Section 7.H.2. 7. Specify paint colors on the building elevation sheets. Site plan application, page 5, item 14. 8. Environmental Review is required for this use. I have attached a copy of the form to be completed in order to be placed on the Environmental Review Committee agenda. If this form is submitted to the Planning Department with your next site plan resubmittal, we can conduct environmental review of this project at the same time as the Technical Review Board conducts their review at the T.R.B. meeting. This will help to expedite processing. Appendix A, Section 7.E.2. 9. All signs must conform to the previously approved sign program for Quantum Park which relates to design criteria such as colors and materials to be used. Specify colors of the freestanding sign. The sign site plan (sheet SA-1) incorrectly indicates a type "39" sign. Sign "20" is an off-premise sign which is not permitted. Sign "8" may conflict with the 15 foot utility easement (contact the Utilities Department). Chapter 21, Section 21-14(M)(2) and (5) and Section 21-13(b).
