NATURE OF REQUEST
Mark L. Saltz, agent for Draper & Kramer, the property owner ot
Shoppes of Boynton, is requesting appl-oval of an aCillnlubtratlv~
appeal to allow the proposed changes to the facade of tl.t::: IIld11!
building of the Shoppes of Boynton, more spec1fically t!le 21ltrdHce
to the new Ross tenant space which was fonnerly OCCllfJlHl by
Fl"edcty's tenant space (see E:..hibit "A" - letter of request dlld
proposed tenant space exterior elevation drawings). The Shoppes
of Boynton project is located at the northeast corner l)f Gateway
Boulevard and Congress Avenue (see Exlnb1 t liB II - location map),
BACKGROUND
The Shoppes of Boynton (f.k.a Sybar Square) was approved by the
Clty Commission on October 20, 1981. The proJect conslsts of a
main building and two multi-tenant outparcel bUJ.ldings. Tile
architectural materials are split face block (primary wall
material) with stucco trim bands at the top and storefront Willdow
and door open1ngs for the lower port10n of the walls. A covered
walJuvay built of split face block columns and stucco fascia \'lraps
the perimeter of the front of the main building with the exception
of the entrances to the two anchor tenants (Luria'S and Freddy'S -
now vacant). The c'cwered walk\-/ay also includes archi tectlll-al
detail1ng (scored stucco, a,.mings and metal framework) and an
architectural feature called IIPOp up". There are six (6) "Pop Up"
features located as part of the covered walkway; three at the north
end and three at the south end of the main building. The "Pop Up"
feature consists of a peak roof with a standing seam roof covering,
scored stucco and metal framework. The main en try to the two
anchor tenants also has a stand alone canopy feature that includes
scored stucco, awnings, metal framework and peak roof with a
standing seam roof material. The anchor tenant entry features are
approximately ~o feet apart and located near the center of the
frontage of the main building. The SUbject of th1s request is the
proposed modifications to the main entl"y feature of the fOl.me1."

ANALYSIS
Following a review of the documents showing the proposed changes
and field v1sits to the site, staff believes the proposed
modifications to the main entry feature for the Ross tenant space
changes the character and the focal p01nt of the ma1n bUilding. It
is believed these anchor tenant entry features where planned to
hring attention to the anChOl" tenants while fitting into tile
ai-chi tecture design of the remainder of the building. The proposed

roofing) that is repeated in eight (8) locations along the entire
facade of the building. The peak roof would be replaced with a
square/ rectangular shaped stuccoed canopy that would not match the
cllaracter and des ion of the anchor tenant entry feature and be out
of place with the entry designi. Since the main building is so
large and long, the peaked projections are used successfully to
virtually break up the horizontal mass of the building.
The letter of request submitted by the applicant (Exhibit "A") did
not specify the reason for the proposed changes. However, through
discussions with the representatives from Ross, staff believes the
changes are based on the following:
1. A traditional Ross entry feature has a square and/or
rectangular shape.
and
2. Increased visibility of tenant signage.
The facade drawing included with Exhibit "A" depicts a wall sign
added to the entry feature. From the display of photographs of the
project it is evident that the stuccoed fascia of the covered
walkway is the sign band for the "in-line" tenants and the wall of
the building is the sign area for the anchor tenants.
RECOMMENDATIONS
Based on the above remarks, staff recommends denial of the request.
However, staff offers the following changes to the request that are
believed to maintain the existing design scheme of the building and
offer exposure of tenant signage.
1. Leave the peak roof area and design the balance of the entry
feature to have a stucco fascia.
2. Bring the stucco fascia flush with the western face of the
eXisting canopy facade and match the color and style of the
existing fascia.
3. Near the peak of th_ gable place a circular opening with metal
grill work that would match the opening and grill work in the
other peaked roof entry features.
4. Add a rectangular metal frame\'lOrk placed between the two
center split face columns below the entry peak and at the same
level 8S the awnings. The metal frame work would match the
framework located in the other peaked roof entry features.
This proposal would increase the fascia area to approximately 7
feet tall by 45 feet long while retaining the existing peaked roof
and architectural details that arQ locatec:1 at the othl1u. entt.y
features. This proposal would make the modified entry look similar
to the other peaked roof entries.
