This site plan modification includes Retail "F", "G", "H", "J" , "L" & M" and
the 'rhea tr e. We have re-apportioned the existing combined 33,400 S.F of
rE'tails "FII, "G", "H", & "J" into a different configuration and added 403 S.F
Retail "L" & "M" have been relocated and have added an additional 1,350 S.F., A
total of 1,753 gross S.F. of retail has been added to the previously approved -
144,253 S.F. site plan.
Based on information obtained from the City of Boynton Beach Building
Department, this additional 1,753 S.F. (mercantile-fully sprink1ered) is valued
at approximately $35.00/S.F.. 'l'h i s comes to $61.355.00 and therefore falls
under IIsite plan modification under $100,000.00 valuell. It is my understanding
that this current City Ordinance allows this to be Ctpproved by the 'I'echnical
Review Board and does not have to go lhrough all the other review committees.
If this is not correct, please notify me immediately.
The Theatre has been re-configured and reduced 2,773 S.F. ~here has bean no
r educt ion in the number of seats th~refore the parking r equi r t:d remains cs is.
The shared parking study by Motorist Design Dat~ Movement, I nc. , previsously
submi t ted on 25 September 1989 is still viable for this submittal. 'l'he study
was based opn a total of 146,006 S.F. of ret;:,il and a 2,000 seat the2, tr e, both
of which we still ma in t a in.
