Today, our office will be submitting a Community Design Appeal for the purpose of receiving a
waiver from the signage requirements in Chapter 9, Section 10, I. Signs, and Chapter 21, Section 2,
C, of the Land Development Regulations, This will be a major site plan amendment for the signage
submittal. We are also proposing three freestanding signs, one for each ROW frontage of the
project. By copy of this letter, our office our office is giving your department required notice of this
submittal.
The three proposed project signs along Old Boynton Rd" Congress Ave, And Winchester Blvd.,
exceed the amount by one, of what the current sign code allows for a project such as this, This
additional signage can, however, be requested as part of the flexibility of the Planned Commercial
District. All three roadways are major roadways in the City that have existing commercial properties
located on them, The addition of one freestanding sign on the third ROW will allow traffic traveling
from all directions to identify the tenants within the center. This site is much different from the
standard commercial property which may have frontage on one or two roads. Because this site has
the visibility, and the frontage from three major roadways, the third sign is warranted.
The last item that is part of this request is that of Chapter 9, Section 10, I. Signs, of the Community
Design Plan. As you are aware, this section sets the limitations on the number of colors, lettering
styles, and sizes that can be presented within this PCD, Boynton Commons is not the ordinary small
shopping center that contains one or two anchor tenants and smaller local retail around those uses,
Most of the tenants within this center could be considered anchors. Because of this, these tenants
have requested that they still maintain their identify through their signage, This fact would require
that we receive a waiver from these requirements.

The two waivers that we will be requesting are as follows, We are proposing to have four (4) colors
of sign letters, not including white and black. The code allows only two (2) colors in this
development, We would be requesting to have two (2) additional colors as part of our signage
program, The site would be limited to one lettering style for the tenants, We are requesting through
this application, to add two (2) additional lettering styles to the development.
The proposed signage plans do maintain controls that will help make the center consistent in sign
colors, by requiring that the limited number of colors that are being used, be the same specifications
and materials for each tenant (i.e" that all the reds, etc, will be the same).

The sign requirements as outlined in Chapter 21, Section 2, C, require that the signage not extend
above the parapet of the building, This requirement has been interpreted by the Building
Department to be not higher than the roof line of the building, not including the architectural
treatments that extend above this, It is our interpretation of the code that the signs will be placed
on these architectural elements extending above the roofline, and would no be classified as a roof
sign, The proposed signage plans do illustrate signage that extends above the roof line, but this
signage is mounted on the architectural elements that extend the wall upward. These items vary
from building to building but are intended to create character for the development, and to place
the signage lower on the walls, would deter from this effect,
