RIDER TO SITE PLAN APPLICATION
The undersigned as applicant for Final Site Plan Approval does
hereby acknowledge, represent and agree that all plans,
specifications, drawings, engineering, and other data
submi tted with this application for review by the City of
Boynton Beach shall be reviewed by the various boards,
commis~ions, staff personnel and other parties designated,
appointed or employed by the City of Boynton beach, and any
such party 'reviewing the same shall rely upon the accuracy
thereof, and any change in any item submitted shall be deemed
material and substantial.
The undersigned hereby agrees that all plans,
specifications, drawings, engineering and other data which may
be approved by the City of Boynton Beach, or its boards,
commissions, staff or designees shall be constructed in strict
compliance with the form in which they are approved, and any
change to the same shall be deemed material and shall place
the applicant in violation of this application and all
approvals and permits which may be granted.
The applicant agrees to allowing the City of Boynton
Beach all rights and remedies as provided for by the
applicable codes and ordinances of the City of Boynton Beach
to bring any violation into compliance, and the applicant
shall indemnify, reimburse and save the City of Boynton Beach

The Palm Beach County Traffic Division has reviewed the traffic
statement for the project entitled Cooker Bar & Grille, pursuant to the
Traffic Performance Standards in Article 15 of the Palm Beach County
Land Development Code, The existing site is reported to have been
approved for 40,000 square feet of office, The proposed project will be
a 7,886 square foot quality restaurant, Based on this information, there
will be a reduction in the number of trips,
However, Mr, Ricketts' letter states that this parcel is part of a larger
parcel which I assume is approved for 80,000 square feet of office, The
trip generation rate for office changes with the size of the office. Based
on 80,000 square feet of office being changed to 40,000 square feet of
office and 7,886 square feet of quality restaurant, there will be a
increase of 164 daily trips. The trip generation information for each
scenario is shown below,

The project is located on the northeast comer of the Boynton Beach Mall a11lying in Section 19,
Township 45 South, Range 43 East. The subject parcel for the proposed site consists of a 1.679
acre parcel which was previously approved as part of a 3.57 acre parcel containing two - four
story office buildings. The previously approved 40,000 square foot building to be built on this
parcel would generate a total of 700 new trips, The proposed restaurant and grille would
generate a total of 761 trips and have a pass-by of 15% yielding a net of 647 trips. This results
in a net reduction of 55 trips from the previously approved office use, therefore a traffic study
is not warranted,

DRAINAGE STATEMENT
FOR mE PROPOSED SITE PLAN FOR
COOKER BAR AND GRILLE
BOYNTON BEACH, FL
MARCH, 1997
The project is located on the northeast corner of the Boynton Beach Mall all lying in Section 19,
Township 45 South, Range 43 East. The subject parcel for the proposed site consists of a 1,679
acre parcel which was previously approved as part of a 3,57 acre parcel containing two - four
story office buildings. The property has an existing fire pump and an emergency generator;
a paved access road leading from the existing four story office tower to the fire pump and
generator; and an existing outfall pipe leading from a storm water inlet into the detention pond
located immediately west of the parcel.
The proposed use will consist of a 7,755 square foot restaurant and bar, The site's drainage has
been approved in the Surface Water Management Permit No, 50-0086O-S. Runoff from the
proposed site will be collected in the proposed inlets and will be connected to the existing pipe
draining into the storm water detention lake, The lake discharges into the Boynton Canal
through the existing control structure,
