In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed changes to the building
elevations including a tile roof and the addition of covered rear patios for the new "Brighton" models
shown on the revised plans date stamped 8/30/00 are "minor", as defined within the Land Development
Regulations, Chapter 4- Site Plan Review.
This project may continue to be processed by the Building Division as a permit application. Be advised
that the proposed change may require a modification to the building permit. Please contact me at (561)

Dear Mike,
Weare currently in the process of purchasing Cedar Ridge Estates, located at 7000 High Ridge
Road. We have met with the owners of the existing town homes and a representative of the
residential units along with representatives from the City of Boynton. All parties have a vested
interest in the completion of this project. We are requesting the following modifications to the
product that will enhance the community. The requests are as follows:
1) We would like to introduce 3 new models into the community. We feel the new product
is more aesthetically pleasing and the floor plans offer a wider variety of choices to
potential buyers. The new elevations and colors will be consistent with the current theme
of the community. We would also like to change the dimensional shingle roof that is
currently being used to a dimensional tile roof adding even greater value to the units,
2) The models we are proposing are consistent with the approved building envelopes
depicted on the site plan, However, the units currently built have a privacy wall 6 feet in
height and 10 feet in length, (Enclosed is an approved existing model) The privacy wall
although not required, is a structural component added to the building, which makes the
overall depth of the building 60 feet. We are requesting permission to incorporate a
roofed terrace on top of an 8 feet privacy wall. In our largest unit we would be 2 feet less
than what is currently built. We are proposing this change to be implemented in the new
buildings, which do not abut, or conflict with existing units.
Given the above, we are requesting that you grant these administrative exceptions, which will
allow us to provide more marketable units and enhance the aesthetics and value of the property.
