We request the following changes be made on this plat document before it is approved by
the City Commission:
~ract "S" contains the gravity sewer system for the development, but is dedicated solely
~he homeowners' association. This sewer system is to be owned and operated by the
City. We recommend that Tract "S" also be encompassed by a utility easement, and that
the reference to "utility" in item no. 1 be deleted.
~ract "R" also contai~s a gravity sewer line, and should have a utility easement
Us~ribed over it.
~ems 5, 7, and 11 make reference to Palm Beach County, in refering to the limited
/;~c~'ss easement, recreation tract, and drainage. Should not the references be to the City
of Boynton Beach, instead of or in addition to the County?
Please refer any questions on this matter to Peter Mazzella of this office.

CITRUS PARK - FINAL PLAT
An application (with fee) has been filed for subject final plat
review and approval. Please place a review of this plat on the
next available Technical Review Committee agenda. At that TRC
meeting we will ask each department to sign off on the plat.
By copy of this memo we are asking each department to supply this
office with their comments by Monday, November 21 at 5 p.m in the
(probably unrealistic) hope that the review can occur at TRC on
November 22. Please recall that this plat has previously been
reviewed in final form, but did not reach the Commission through no
fault of City staff. Plat documents and construction documents
were delivered separately to each of you today. Your prompt
response will be appreciated.

The attached document is for the above proJect as part of the plat
document. I also am requesting the developer submit a written
agreement to complete all approved landscape/irrigation
improvements in phases as housing units are completed for
occupancy. This activity will assure compliance with our current
City policy being formulated, to have the landscape/irrigation
improvements inspected as home sites are completed, rather than at
the end of a project.

RE: Citrus Park P.U.D. - Tree Preservation Plan
Dear Mr. Hallahan,
I would like to address your TRC comments regarding itA Tree Preservation Plan" as
follows:
1. The land has been cleared by city permit, and those trees to be
salvaged were identified in the field in a joint inspection with
you.
2. The identified trees, which were part of the original nursery's
inventory, will be relocated at the appropriate time.
3. As you know, the site development plans call for approximately
1.5 feet of fill to be placed on the pads areas. It appears that
this fill requirement makes it difficult to leave those identified
trees in platted green areas or rear lot areas.
Since the property is going to be developed by the purchaser, it would be better suited to
have their representative retag all of the trees to be saved, and work out a plan that best
meets the city and developer requirements.
The maleluica trees located along the south property line were temporarily left as a dust
barrier until earthwork is well underway, at which time they, along with all exotics, will be
removed.
