Alley Abandonment (109 S.E. 6th Avenue)
With respect to your request for information regarding abandonment of the alley behind
109 S. E. 6th Avenue, please be advised of the following Planning and Zoning
Department comments (see attached drawing):
1. Generally speaking, it is recommended that the city resume the city wide
comprehensive abandonment project that was started between the Engineering
Department and the Legal Department, to include this abandonment for
consideration.
2. One of the tools that will become available once the neighborhood revitalization master
planning task of the Visions 20/20 study is completed will be use of existing alleys.
Therefore, the Visions 20/20 planning consultant should work with staff to ensure
coordination of the city wide abandonment project. Through this process and the
comprehensive plan, we are targeting not only the residential neighborhoods north of
Boynton Beach Boulevard, but also the older neighborhoods that are losing permanent
residents and starting to decline, such as this area.
3. A quick fix (either temporary or permanent) would be for the property owner to install a
gate in her fence so she has access to maintain the alley.
4. As shown on the attached drawing, the reconfiguration of the subject lot and the lots
immediately to the east and south, that has occurred since the area was platted is
peculiar. This particular section of alley may not lend itself as a neighborhood
revitalization tool. Abandonment, through our normal procedure, which would impact the
property owner to the north as well, could be initiated by the property owner, apart from
the city wide abandonment project.

SUBJECT: Alley abandomnent behind 109 S.E. 6th Avenue
Please be advised that the subject alley contains an active 2-inch cast iron water
main. This line is scheduled for replacement in the foreseeable future, and w~
would not object to the abandonment of this alley on the condition that ~
easement is dedicated in its place. The adjacent property owners would then [be
responsible for maintenance up to the center of the easement, which would in F. ct
become their property, but allow us the right to enter for operation
maintenance purposes.
