LAND USE PROBLEMS AND OPPORTUNITIES Page 94, 1989 comprehensive Plan Area 8.h. Commercial Parcel Frontina on Conaress Avenue East of Hunter1s Run The analysis of the supply and demand for commercial land in the City indicates that there will be demand in the long-run for this commercial property, which is currently in the Local Retail Commercial land use category and C-3 Community Commercial zoning district. The site is fairly well-buffered from surrounding residences, the closest of which will lie over 500 feet to the west. The intervening property is occupied by a lake and golf course. ~~~~~~~/9'/~~~~~/~~9/'~~~9t~ff~~~/X9~gft~~/~~~~~~/'9t ~~~/~9~~~t~t~X/~~t~~g~/~~~/~~~/~t~~~~~~/'t9~/~tt~~t~g/~~~/,~~~t~ t~~t~~~~~~//t~/t~/t~~9~~~~~~~/~~~~/~~~~~tit~X/X~~~/~~~/~~~/t9~t~g t~~~t~I//~9~~Y~t//~~~/~9/~~~/X9~//~Y~t~g~/~~~~t~Y/9'/~~tt9~~~t~g t~~t~~~~t~X/pt9i~~~~//~~~/pt~~~~~~/9'//~~~ppt~g/~~~~~t~/~/t/~ ~tX~~/~~/~~~/~9t~~/~~~/t/t/~/~tX~~/~~/~~~/~9~~~//~~~/~~~/X~~~/~, ~~/~~~~f~~~~/~~~t9~g~'~t~//~~t~/~t~~/~9~X~~~/~9t~/~~t~~~X~/'9t 9"t~~/~~~/~~/9PP9~~~/~9It~~~tX/~~~I//~"t~~/~~~/~9~X~/~X~9 ~t~~~~/,~~~t/t~P~~~~/9~/~~~/~~i~~~~~/VIV/~//~~~/~~~/~t~y/p~t~ ~tt.t(jlt./Xt~~/~9/~~~/~9t~~f/~~~t~'9t~//t~/t~/t~~9~~~~~~~/1t~~1t/1t~t~ p~t~~X~~/pX~~~~/trt./~~~/f)"t~~/~9~~~t<tt~Y./Y.~rt.~/~~~/~~~~g9ty/ It is ~Y.~9 recommended that buffering measures be employed in the development of this property, including vegetative screening and directed lighting.
