Modification to Rear Setbacks/Bay tree Subdivision
Please be advised that the Engineering Department, for the City of
Boynton Beach, Florida, has reviewed the applicant's request to
modify rear setback lines.
As a condition of approval, precedent to Engineering Department
sign-off of the modified master plan, the applicant shall secure
approvals from public utility companies, such as Florida Power &
Light, Southern Bell, Comcast, etc.
The Engineering Department has no objection to the applicant's
request moving forward conditioned upon the aforementioned public
utility approvals being provided to the Engineering Department prior
to the City Engineer signing off the modified master plan.

Bay tree at the Meadows 300 PUD Modification
The Bay tree Homeowners Association is requesting an amendment in
the master plan for Tract "B" of the Meadows 300 PUD.
The amendment is to reduce the rear setback from fifteen feet to
six feet or to the rear utility easement. This would be for
hard-roofed structures as well as screen-roofed structures.
The Code of Ordinances requires the City Commission to determine
if this is a major or minor modification. If found to be minor,
the request is forwarded to the Planning and Development Board
for final action. If found to be major, the applicant must
submit a new PUD application.
The Technical Review Committee reviewed the requested changes and
there were no comments on the requested modifications.
The Engineering Department has requested that the applicant
contact private utilities to ensure that the utilities will be
able to access equipment in the easement.
The Planning and Zoning Department believes that the requested
changes to the master plan for Tract "B" of the Meadows 300 are
minor in nature and we recommend that they be forwarded by the
City Commission to the Planning and Development Board.
This item has been scheduled for City Commission consideration on
August 4, 1992.

The Bay tree Homeowners Association is requesting an amendment in

and the added condition that a fully rectified master plan be
submitted to the Planning and Zoning Department within 15 days of
approval or prior to issuance of a building permit.
This item has been scheduled for Planning and Development Board
consideration on August 11, 1992.

MASTER PLAN DATA
Master Plan Modification is a request to reduce the rear
yard setback; for the purpose of screened roofed or hard roofed
structures; to SIX (6) feet or to the existing easment of record
where applicable for lots 1 thru 86.
All construction, structure including overhangs, shall not
encroach into an easement of record.
Side setbacks remain at 12! feet. Front setbacks remain
at 25 feet.
