Meadows 300 - Master Plan Modification
David Flinchum, agent for the Babcock Corporation, has requested
a modification to the previously approved master plan for the
Meadows 300 PUD. The modification requested is to eliminate seven
single-family lots in Tract D "Viscaya" in order to provide ample
room for construction of a private recreation facility to serve
the remaining twenty-four" lots in Tract D as outlined in the
attached correspondence.
The procedure for approving master plan modifications in planned
unit developments is twofold. First, the City Council must make
a determination as to whether or not the changes requested are
substantial in nature. A determination of substantial change on
the part of the City Council which has sole discretion in this
matter, would require a new application for PUD. On the other
hand, a determination of no substantial change allows the forwarding
of the request to the Planning and Zoning Board. The Planning and
Zoning Board then may approve the request. This procedure appears
in Appendix B, Section 12 of the Code of Ordinances. .
with respect to the change requested by Mr. Flinchum, the Technical
Review Board (TRB) met on Tuesday, September 2, 1986 to review the
plans submitted, and they offer for your consideration, a recom-
mendation that the City Council make a finding of no substantial
change for the requested modification, and that the Planning and
Zoning Board approve this request as submitted.

On behalf of The Babcock Company, we will be requesting a Master Plan
modification to the Meadows 300 Planned Unit Development. The developer
of Block '0' is the Babcock Company and requests the deletion of seven
(7) interior lots and the construction of a large central recreational
facility for the remaining twenty-four (24) lots. We will be submitting
future development plans and replats of Plat Book 43, Pages 58 through 62,
to coordinate these revisions through the Boynton Beach Engineering and
Site Plan Approval process.
