Re: Requirement for Bike Paths
Adjacent to ~adows 300 P.U.D.
As you are aware, the original P.U.D. approval required an 8 ft. bike path to be
installed along Congress Avenue. Recently, Palm Beach County amended our original
agreement for participation in the construction of Congress Avenue and as a part of
that construction, substituted sidewalks for the forementioned bike paths.
We are desirous of using the area previously set aside for bike paths for berming
and landscaping as a visual screen to Congress Avenue.
Your confirmation of the acceptability of the elimination of the bike paths is here-
by requested so that we may commence this work immediately.
I have been advised by my consultant, Mr. Julian Bryan, that we are already on your
City Council Agenda for another item on this day, May 17th, 1983, and would very
much appreciate it, if possible, having the opportunity to disclosure this item at
the same time.

Dear Mr. Annunziato,
In response to our recent meeting regarding final plat ap-
proval for Blocks A, B, C & D, I am submitting a revised
Master Plan reflecting the consolidation of private recre-
ation areas into two parcels. These two tracts have been
formed from Parcels M & G. The only change required by the
formation of these two private park areas were to Parcels
E & F, which were increased in density from 3.5 to 4.0 and
4.0 to 5.0 respectively.
For your additional information, I have attached copies of
the proposed use and facilities for each park site reflect-
ing the incorporation of Items 1-4 and 17 as required by
your subdivision regulations. Simultaneously, Carnahan and
Associates is providing the City with Certified Cost Esti-
mates for each park.
It is my understanding that with this submittal on June 2,
it will be brought before the City Council on June 16 at
which time a determination should be made that the Master
Plan revisions are minor in nature. Upon that determination,
we would expect that the final plat could be placed on the
next available agenda for both the Planning & Zoning Board
and City Council.
Should any of the above be incorrect or you or any other
member of the City staff require any additional information,
please contact me as soon as possible.
Inasmuch as this plat has been pending for quite some time,
we are most anxious to receive final approvals and proceed
with other elements of the development of the property.
