Woolbright Professional Center
As a condition of site plan approval, the following comments should
be incorporated into the related documents by the applicant:
1. A total of five handicapped parking stalls are required.
2. Parking lot striping details must be included in the plans
which comply with City specifications.
3. Handicapped ramps must be shown on the plans, adjacent to handicapped
parking stalls.
4. All handicapped parking stalls must be designated by signs which
comply with D.D.T. specifications.
5. City Zoning Codes require a 30 foot front setback from the property
line. This setback must be maintained for all building elements.
6. Minimum dimensions for parking stalls are 9' x 18', with a 27 foot
back up area.
7. The sidewalk from the building to the right-of-way should be
extended on the engineering plans in order to match the site plan.
8. Section E-E on sheet 4 of 7 of the engineering plans does not
match the paving and drainage plan.
The applicant's prompt compliance with the preceding comments will
insure a timely permitting process.

RE: Site Plan for Woolbright Professional Center
Comments:
l. Lighting does not meet (l) foot candle mininum required.
2. Stop bars and turning arrows are required along with a
stop sign at the west end.
3. A 27 ft. back up distance is required rather than the
25 ft. shown at the west side.
4. Car stops are not positioned properly.
5. Section D-D does not show the raised curbs.
6. Sidewalks to be 6" thick at driveways.
7. Details on storage area are required. Catch basins to be
located in grass areas.
8. Canal sections to be shown on plans. Permits are required
from Lake Worth Drainage District and the Water Management
District.
9. A County permit will be required for the construction in
Woolbright Road.
lO. Traffic control plans and a permit will be required for
significant amounts of hauled fill. A restoration bond
will also be required where there is a potential for,
damage to public or private property.
ll. An easement deed to the County for the sidewalk encroachment
on woolbright Road is required.

We can approve this project, subject to the following conditions:
1, Relocate landscaped islands over manholes currently planned
for parking spaces, Top of manhole rim should be a minimum
3" above finished grade or sod,
2. Add a note to the plans stating that the City will maintain
main line sewer only.
3. Show all utility easements.
4. The water service shall be "K" copper from the main to the
meter. The meter must not be located in a sidewalk.
5. Provide an additional sample point at the hydrant's end of
the proposed water main, in accordance with City standards.
6. Show the fire sprinkler line complete with valving.
7, Provide details on the sanitary service, including cleanout
locations.
8. The standard manhole frame and cover should be USF 230 AB-M
or approved equal.
9. Irrigation may not be provided with City water.

Please be advised of the Planning Department's comments in
connection with the above-referenced request for site plan
approval:
1. Treatment of stormwater runoff from paved areas
of the parking lot does not meet the intent of
the Comprehensive Plan policies for treatment of
stormwater runoff. Stormwater runoff from paved
areas of the parking lot should flow over a grassed
area prior.to discharge.
2. Developer to construct eastbound right turn lanes
for both driveways onto Woolbright Road.
3.' Westbound left turn lane is incorrectly labeled
"right turn lane" (sheet no. 2 of 7).
4. All parking spaces require either curb stops or a
continuous raised concrete curb. Parking lot'
details should be revised to reflect this requirement.
5. All roadway improvements are to be constructed prior
to the issuance of a Certificate of Occupancy.

2. The applicant should plant a vine (10 ft O-C) along
the outside of the wall shown on the site plan.
3. The area along the canal should be seeded/mulched
or sodded to prevent soil erosion.
