DEAR SIRS:
I AM WRITING IN RESPONSE TO CASE #258 - REQUEST FOR VARIANCE.
AM I CORRECT IN ASSUMING THAT ALLOWING A 75' VARIANCE FOR THIS PROPERTY
(WHICH IS ALSO 75% REDUCTION OF THE REQUIREMENT) WILL ALLOW THE MAXIMUM
USAGE OF THIS PROPERTY ZONED R-3? WHICH TO MY UNDERSTANDING UP TO 40
CONDOMINIUM UNITS. I FEEL THAT TO ALLOW THIS MAXIMAL USE FOR THIS PROPERTY
IS NOT PRACTICAL. THE IMPACT ON TRAFFIC, EMERGENCY ACCESS. UTILITY RIGHT A
WAY AND THE NEIGHBORING COMMUNITY ON THE SOUTH, IS ALL NEGATIVE FOR MUL TI-
UNIT USAGE OF THIS PROPERTY.
WE HAVE IN THE PAST POINTED OUT THESE FACTS TO THE CITY, AND WILL AGAIN
REFRESH THE BOARDS MINDS AS TO THE TRAFFIC PROBLEMS ALONE THAT GRANTING
THIS VARIANCE WILL CREATE.
THE IMPACT ALONE ON FEDERAL HIGHWAY WITH THE "NEW' ROAD WILL MAKE THIS A
VERY DANGEROUS SECTION OF U.S.1.
THE ONLY WAY TO ENTER AND LEAVE THIS PROPERTY IS IN A NORTHERLY DIRECTION.
TO GO SOUTH A U-TURN WOULD HAVE TO BE MADE. THE NORMAL LEFT HAND TURN
LANE BEGINS SOUTH OF THIS PROPERTY AND WOULD BE DIFFICULT TO DIVE ACROSS
TO MAKE THIS TURN AT THE LIGHT AT 23RD STREET.
TO ENTER THIS PROPERTY FROM A SOUTHERLY DIRECTION WOULD INVOLVE MAKING A
U-TURN IN FRONT OF HAMPSHIRE GARDENS AND THEN GO NORTH TO ENTER THE
DRIVEWAY. THIS WILL FURTHER HINDER THE RESIDENTS OF THIS COMMUNITY TO
ENTER SAFELY ONTO FEDERAL HIGHWAY. THIS PLUS THE INCREASE IN NORMAL
TRAFFIC AND THE RETURN OF THE WINTER "SNOWBIRD" WILL MAKE IT DANGEROUS AND
SOMETIMES ALMOST IMPOSSIBLE.
THE RECONSTRUCTION OF U.S.1. HAS ALSO MADE A DRASTIC CHANGE IN THE SPACE A
LARGE TRUCK, NAMELY A FIRE TRUCK TO BE ABLE TO ACCESS THE PROPERTY. ALL
EMERGENCY EQUIPMENT COMES FROM THE NORTH AND WOULD HAVE TO MAKE A U-
TURN IN FRONT OF HAMPSHIRE GARDENS. THEN MAKE ANOTHER HARD RIGHT INTO THIS
25' DRIVEWAY. THE FLORIDA DOT IN ITS "RE-DO" JOB ELIMINATED THE PARKING LANE
WHICH NARROWED THE WHOLE ROAD DOWN TO J.W.S:l LANES INSTEAD OF THREE.
THIS BEING ONE OF MANY OF OUR CONCERNS, I ASK THE PLANNING BOARD TO DENY
THIS REQUEST.
