Also at this meeting, the City Commission approved your request for a community design plan appeal for roof material, as submitted. Although additional requirements and procedures are set forth by code for conditional use requests, pursuant to Section 11.2.D.11 and 11.2.F.5 of Appendix A - Zoning of the Boynton Beach Code of Ordinances, conditional use requests must contain the same site plan information and be reviewed incorporating the standards set forth in the city's site plan ordinance. Therefore, the August 16th conditional use approval encompasses site plan approval as well and entitles you to proceed to the building permit process. Submit colored elevation view drawings - a colored duplicate copy of all drawings of the elevation views of each side of all buildings and signage associated with the project. The colored elevation views shall match the elevations shown in the documents that were submitted for site plan review. The type of exterior surface material shall be identified next to the associated color. The colored elevation drawings shall have compass direction or title of the side of the building identified. ACLF requires new conditional use application to be submitted with package in preparation to going to Planning and Development Board. (Find attached conditional/Use Application). 3. Road and utility required easements need to be determined and then formally added or abandoned on the survey along with unity of title provided for the property. 4. All walls must meet the fence requirement of being no higher than four feet in the front setback (40 feet in from property line along S.W. 19th Avenue). The view from the west through breezeway and in front of main building needs to be clarified on landscape drawings. Identifications, sizes and spacings need to be clarified on landscape drawing. 7. Traffic analysis letter must be rewritten to conform with concurrency requirements. 8. Density limits for R-3 zoning limit the capacity of the ACLF to 48 beds. Vertical height of all buildings are shown on elevations. Type and extent of paving are shown on Landscape and Paving and Drainage Site Plans. The canopies - both entry and breezeway canopies have minimum clearance of 13'-6" above grown and are constructed of steel frame and canvas material. Both canopies will be lit from beneath; giving illumination to the canvas material and the ground beneath. 3. Item 3 - All easements shown on the submitted survey indicate that there are three roadway and or utility easements through the property. All easements are to remain. Furthermore, I've reviewed these easements with various City Utilities and Water and Sewer Departments; with FP&L, Southern Bell and Adelphia Cable, and the Building Department. All those above have reviewed the location of the existing utilities currently within these easements and each has voiced no objection to either the landscape design and/or our building locations and/or the entry fountain wall and sign - Note, we have provided gat~s access to the existing City Lift Station in the southeast part of the property.
