ANNUNZIATO, PLANNING DIRECTOR RE: QUAIL RUN PHASE II-PRELIMINARY PLAT (MODIFIED TRACT 4 BOUNDARY)-STAFF COMMENTS Please be advised of the Planning Department's comments with respect to the above-referenced request for preliminary plat approval. 1. Label "Tract W" as "Water Management Tract W" on plat document consistent with the other water management tracts to clearly indicate that this is to be submerged land. 2. A future site plan modification including a revised landscape plan is required. 3. According to the letter submitted with the preliminary plat, sheet 5 of 9 was modified to reflect top of bank as being the same as property line. Label top of bank on the typical lake/outfall section. 4. Indicate more clearly on sheets 2 of 9, 3 of 9, and 4 of 9 via arrows or a key, representation of the plat line, edge of water line and top of bank line. 5. In researching the plats previously recorded within the Quail Lake P.U.D., the housing tracts, water tract, streets and drainage easements within Quail Run, Phase I, are dedicated to the Quail Run Master Association. This preliminary plat request for Phase II indicates that the housing tracts, streets and easements are to be dedicated to a different association, the Quail Run Condominium II Association. ~~~ CARMEN S.
