Re: Proposed Racetrac Gas Station WOOLBRIGHT PLACE PCD Dear Joe: We have completed our trip generation analysis for the above-referenced development The purpose of this study was to determine the amount of retail/commercial square footage that will have to be reduced from the approved PCD to accommodate the proposed gas station and convenience store. CONCLUSION The gas station/convenience store will generate 1,215 net daily trips. To accommodate these trips, the commerciaVretail development program for the PCD will have to be reduced by 32,000 square feet Our conclusion was based on the following analysis. ANALYSIS Our conclusion was based on dividing the trips generated by the proposed gas station/conveniencestore by the commerciaVretail trip generation rate documented in the January 1990 traffic impact report for the Woolbright Place PUD/PCD. The analysis steps were as follows. 1.
