The following comments reflect comments made by Planning and Zoning on Via Lugano's Development
order as approved Conditions of Approval by City Commission on December 19,1997. All comments must
be addressed prior to Planning and Zoning sign off of any permits.
1. A subdivision of Plat must be submitted and approved prior to issuance of first Building Permit.
2. Land Development regulations required that Landscape Plan match site plan scale. Submit a
landscape plan to same scale as site plan as reference for plans review evaluation.
3. On this required Landscape Plan indicate all easements proposed and or existing.
4. On Master Plan, indicate setbacks both proposed and required, for all buildings.
5. On Master Plan show all traffic control markings within vehicular areas.
6. Submit to Planning and Zoning, board containing samples for all exterior building materials.
7. Submit to Planning and Zoning color elevations of all building signage.

I have enclosed for your review our Site Plans showing the parking for each building. Also
shown is a phasing line for the street lights as well as the Parking.
Also attached and shown on the Site Plans is a revised Parking Count. Mike, I don't know why
this changed, but it has. I really do not want you to make a big deal about it. The Development
Order (attached) does not make reference to any parking discrepancies and the original plan was
approximately showing 726 parking spaces required and 767 parking spaces provided. The new
count shows 746 parking spaces required and 768 parking spaces provided. I have also attached
a schedule of parking calculations both new and old.
Last. If the attached Site Plan is acceptable, I will send you 20 copies, two for each building and
two for the Clubhouse. I will be sure to highlight each building as you and I discussed at our last
meeting.

The Gene B. Glick Company, Inc. is asking the City to accept two $15,000 payment guaranty bonds to
replace the one they submitted in 1987 (see attached copy of letter and bonds). One is for the nearly
completed apartment rental project known as Via Lugano and the other is for the remaining acreage which
will consist of a townhome project and two single family projects.
Please review the attached bond copies and advise us if they are acceptable. By copy of this memo, we
are asking Finance if the bonds meet the City's minimum rating.

Dear Ken,
As you are aware, the Gene B. Glick Company, Inc. posted, in 1987,
a thirty thousand dollar ($30,000) Payment Guaranty Bond to
guarantee the installation of a traffic signal at the intersection
of Congress Avenue and Sandalwood Drive, should Palm Beach County
determine that warrants exist for this signal. A copy of our bond
No. 7014647, issued by Continental Casualty, is enclosed.
The balance of the Melear PUD has now been sold by the Glick
Company to Boynton Beach Apartments Associates Limited, the
developer of the Via Lugano project and to Continental Homes of
Florida, Inc. We wish to substitute bonds from Boynton Beach
Apartments Associates, Inc. and Continental Homes of Florida, Inc.
for the Gene B. Glick Company bond.
