Show easement for proposed force main re-route, (Chapter 6, Art.IV, Sec.6A. pg.6-9). 2. Show easement for proposed gravity sewer main to Tract C Woolbright Place Plat I, (Chapter 6, Art.IV, Sec.6A, pg.6-9). Police Department -No Comments Fire Department - No Comments Planning and Zoning Department 1. Show on the plat, the existing 2.5 foot wide FP&L easement located along the north perimeter of the PUD. (Chap.5, Art.V, Sec.1D7, pg.5-6) 2. Show, dimension and identify on the plat, the 10 foot wide required buffer along the north interior PUD property line of the project. The 10 foot wide buffer shall not overlap any other type of easements. (Master Plan revised 3/2/95) 3. Show, dimension and identify on the plat. the 25 foot wide required buffer along the north property line of the PUD. The 25 foot wide buffer shall not overlap any other type of easement. All plans submitted for specific permits shall meet the City's code requirements at time of application. These permits include, but are not limited to the following; site lighting, paving, drainage, curbing, landscaping, irrigation and traffic control devices. Permits required from agencies such as the FDOT, PBC, SFWMD and any other permitting agency shall be included with your permit request. 2. Revise documents to reflect all comments. 3. Provide parking facility for recreation area including HlC stall. Chap.2, Sec.lIHI6e(l2), pg.2-I08 4. Submit balance of fees. Chap.5, Art.V, Sec. lA, pg.5-4 5. Sign Certificate of Title. Chap.5, Art.V, Sec.lD6f, pg.5-6 6. Provide corporate seal. Chap.5, Art.V, Sec.lD6f, pg.5-6 7. Submit restrictive covenants, or state on the plat that none exist. Chap.5, Art. V, Sec.lDII, pg.5-7 8. Submit proper surety. Chap.5, Art.V, Sec.2A2, pg.5-8 9. Submit ownership and maintenance association documents. Chap.5, Art.V, Sec.2A4, pg.5-9 10. Provide Certification by Developer's Engineer that drainage plan complies with all City codes & standards. Chap.6, Art.IV, Sec.5A, pg.6-7 and Chap.23, Art.IIF, pg.23-8 11. Inlets must be in grassy areas unless otherwise approved. Chap.6, Art.IV, Sec.5B, pg.6-8 and Chap.23, Art.IIF, pg.23-8 12. Provide detail showing grate elevation 6" above surrounding grassed areas to require percolation prior to conveyance to on site water bodies. Chap.6, Art.IV, Sec.5B, pg.6-8 13. Submit engineer's signed and sealed estimate of cost. Chap.6, Art.V, SecAB4, pg.6-20 14. Applicant's attention is directed to Chap.7, pg.7-1 regarding surety requirements. IS. All landscaped areas shall be provided with an automatic water supply system. Chap.7.5, Art.II, Sec.5B, pg.7.5-14 16. Parking lot dimensions, striping, aisles, stalls, radii, signs, landscaping, etc. must conform with City codes and standards. Chap.23, Art.II, pg.23-6 17. Provide a satisfactory lighting plan. Chap.23, Art.IIA, pg.23-6 18. Photometrics must be approved for both pedestrian and parking lot lighting before permit can be issued. Chap.23, Art.IIAla, pg.23-6 19. Certify that light poles are in compliance with Standard Building Code and withstand a 110 mph wind load. Chap.23, Art.IIAla, pg.23-6 20. Show wheel stops in "Typical Pavement Section" and "Typical Parking Lot Section", sheet 6 of 8. 22. All parking lots shall meet or exceed State Handicap Code requirements and comply with the Standard Building Code and the Countywide amendments thereto. Chap.23, Art.I1K, pg.23-9 23. Remove reference to drainage easements in Note 1. 24. Specify 18" depth of Type "D" curb rather than 12", sheet 5 of 8. FDOT Index 300. 25. Change Note 8 on Sheet 2 of2 to reference the City's Land Development Regulations, instead of "Appendix C, Subdivision and Platting Regulations". Recommendations: A. Recommend advance "Pedestrian Crosswalk" markings and signage at crosswalk locations. B. Provide at least one HlC parking space at visitor parking location just north of main entrance. Please notify us in writing when you have satisfied these comments and recommendations so that the Development Order can be drafted for consideration by the City Commission.
