The att'ached later, dated May 2, 1996, was sent to you regarding an application that was
in process for the Woolbright Place PUD. On May 21, 1996, the Boynton Beach City
Commission acted on the application which included, among other things, a decision not
to allow reduction in the width of the north PUD buffer. On June 4, 1996 the City
Commission l"oted to reopen the May 21, 1996 decision. Rediscussion will take place on
July 2, 1996 at 7:00 P.M. at the City Commission Chambers located at 100 E. Boynton
Beach Boulevard, Boynton Beach, Florida. All interested parties are encouraged to attend.

We are writing this letter hoping to reach an understanding with all the
homeowners directly behind the proposed single. family project that the Ci
Commissioners voted on Tuesday evening, May 21st.
The parcel is 14 acres and would be Phase III on the roved plan to construct

and (70) homes. The reduction would unfortunately then not be economically feasible, fO

MTP Group, Inc. has been retained by Morton Group to perform a traffic impact study for the above
referenced project. The purpose of the study is to compare the trip generation of the approved land uses
in the property with that of the proposed land uses. This study will be performed in compliance with the
Palm Beach County Traffic Performance Standards Ordinance. The study will be submitted to both the
City of Boynton Beach and Palm Beach County. As required by the Ordinance, Palm Beach County
needs to review and approve the traffic study.
The developer is requesting changes to the master plan. These changes will be addressed in the traffic
study. The study will address the overall trip generation of the master plan. The mixed use nature of
this project provides for internalization of trips which ~!!..ot ag.Q traffic to the external roadway
network. For thisreason,a5~0~mparison_Qfjlldividual trip generation for each of the permitted uses does
not represent iul- appropriate assessment of project traffic impact.
The approved master plan is being revised to replace 92 multi-family dwelling units for 85 single-family
dwelling units. Since building permits have not been received for the full development of the project,
there is enough traffic approved for this project to allow for the changes above to take place. Once more,
our traffic study will address this and any other land use changes proposed for this development.

arising out of error, omission or -negligent act of TRADEWINDS,
its agents, servants or employees in connection with or related
to its use under this Agreement of the real property described on
Exhibit A
4. LICENSEE further agrees to indemnify, save harmless and
defend LICENSOR, its agents, servants, and employees from and
against any claim, demand or cause of action of whatsoever kind
or nature arising out of any conduct or misconduct of LICENSEE
not included in paragraph three above and for which LICENSOR, its
agents, servants or employees are or are alleged to be liable.
5. Neither LICENSOR nor any agent, servant or employee of
LICENSOR shall be liable to LICENSEE for any loss, injury or
