generation rate for the above-referenced project submitted by Bart-
Ascham Associates dated January 23, 1990 (pages 1, 2, 3 and ITE
Land Use Code 823) and a trip generation rate submitted by eCL
Consultants, Inc. dated February 20, 1995 for the outparcel
buildings at the referenced site.

with respect to the above-referenced application for master plan
modification, the following are the anticipated modifications to
the traffic, water and sewer service loadings which will be
realized as a result of approval of the requested modification.
Since we have only requested a modification to the out-parcel areas
located at the Northeast corner of the Woolbright Road and S.W. 8th
Street intersection, the remainder of the project will not be
addressed herein. Sources utilized for this study include Trip
Generation, January 1991 and Chapter 10D-6, Florida Administrative
Code (copies enclosed).
EXISTING MASTER PLAN
1. Out-Parcell, 4300 square foot retail building
A. Traffic. utilizing an assumed Tire Store, the Weekday, P.M.
Peak Hour Vehicle Trip Ends would be 20.
B. Water and Sewer. From Table I, Chapter 10D-6, F.A.C., 4300
S.F. x 0.1 GPD/S.F. = 430 gallons per day.
2. Out-Parcel 2, 5000 square foot retail building
A. Traffic. utilizing an assumed Automobile Care Center, the
Weekday, P.M. Peak Hour Vehicle Trip Ends would be 28.
B. Water and Sewer. From Table I, Chapter 10D-6, F.A.C., 5000

Associates (MDA) dated April 1, 1986. '!he re-evaluaticn is necessitated by
a c.~e in the Woolbright Place FUDjPCD lam use plan, an:] a directive that

A substantial portion of the MOA. report addresses the development of
backgrourx:l ccrxiitions. Since these are bein; held constant, this report
will net replicate that data, but accepts it by reference as is appears in
the MDA rep:')rt on Table 1 page 4, Figure A, Figure 22 page 12 , Figure 20
page 13, Figure 3 page 14, ani Figure 4 page 15.

Transportation 's Trio c;e.."eration Renort was utilized for the enhanced larrl
use plan. Trip Gene...-ration rates for the OlUrch/School were taken directly
fram the prior MDA rep::lrt. The Harne Depot trip generation rates were
obtained from Earton-Aschman studies of 6 Home C'epots located in Florida ( 4 )
arxi Te."2S (2). 'nlese studies were conducted in 1985, and peak hour counts
were CCnduc7~ at the Lauderdale Lakes s-...ore on Friday Cctober 13, 1989.

Rates for retail passer-by were held at 25% consistent with the Mm
report of 4/1/86. '!his is particularly conservative since the ITE 4th
Edition new permits 38% during the peak hour, am 28% for the entire
wee.l{day. A summary of the trip generation data as applied to this re-
