Dear Mike:
Enclosed are revised and your last drafts with your comments of
Master Plans. The revised set includes the following three changes
requested by the Utilities Department:
1. North Side 12' Utility Easement changed from existing to
"proposed" .
2. East Side 40' Utility easement changed from proposed to
"existing".
3. South Side 10' Utility easement changed from 10' to 15' .
Kevin Hallahan and I met this morning and he agreed that his
request was not required to be included as a Master Plan change.
This should be it on the Master Plan.

Enclosed, as requested via comments to building plans for the
vinings Phase I proj ect, are three (3) originally signed and
sealed, amended Woolbright Place Master Plans with conceptual
Drainage Plans attached. Your comments have been included as
follows:
1. Special note pertaining the opening of S.W. 8th Street being
accessible by emergency vehicles prior to the first C.O. being
issued in the PUD.
2. You wished that Pod 1 of conceptual drainage plan to be
labelled "multi-family".
3. You wished an east/west designation as to the setback for the
Phase II dock and pool area.

In my review of the preliminary TRC comments in connection with the
above ~~eferenced project., it is my hope that we can eliminate
and/or address some Of the items verJ simply, in order to provide
for a smooth delivery before the Cornrnission
Planning and Zoning Comments:
The first two comments re:e:t'ence deficiencies pursuant. to Appendix
B, Planned Unit Developments, Section 10 "Procedures t'.or Zoning
L.arui. to POO". Please note that this modification is not a
Substantial. Change and wou:'d not be subject to t.his section.
It has been the premise all along that chis is a "Nonsubstantial
Change II .
Comment 3 references that Hproposed rights-ai-ways .md pa.vement
widths for alleys and streets are not shownll. First, the
definition of Right~of-Way ig l1a st~'ip of land dedicated or deeded
for the pe!:'petual use of the publici!. Morton' IS Way and S, W. 8th
Strel:';'::. are shown and widths are designated. Further, the Code

Conurtent 9 deals with Parks and Rec. We have had numerous
c11scussions with respect to these issues that stem from the
Settlement Agreement and the history of the site, A specific
location for a park has been waived through a credit process and
trade-offs via the Settlement Agreement. Current park and
recreation requirements are addressed on the plan as pr.eviously
appreved by every department in the TRC.
Comment 10 requests a traffic impact analysis. This was submitted
at the initial staqes of tIle Master Plan and is referenced and
attached in it.s ent.1rety to the Settlement Agreement .

resolution as adopted, as well as the verbal requests made by your

The changes included in this Master Plan are as follows:
1. A notation has been added to reference the buffer between Pod
1 and 2B, containing the criteria as approved by City
Commission 9/20/94.
2. A notation has been added that the Pod 2A site plan approval
is subject to payment of a Park Fee.
3. The revised property line indicates a 20' building setback and
an 8' and 0' foot setback as it relates to the pool and dock,
respectively.
4. A notation has been added that any landscaping shown on the
Master Plan will comply with all city specifications or
special resolutions adopted by the City in connection with
this Master Plan or site plans submitted for development under
this Master Plan.
5. A notation has been added that provides for amenity areas, as
required, shall be located on all site plans submitted for
approval.
6. LUI Data has been amended.
7. A Master Drainage Plan has been included per your request.
