RE, Off-site Improvements for Woolbrioht Place PUD/PCD with
Enhancements
Dear Mr. Levy.
Pursuant to our diflcu88ions, I have re-evaluated the traffic
impacts from the Woolbright Place PUD/PCD, bafled on the enhanced
land use plan and the original conditions contained in the Apr~l
1, 1986, report by Hurray Dudeck and Associates. The re-evaluation
was performed by removing the ori0inal approved land use (trips)
from each of the intersections, then substituted the enhanced land
Ufle trips in their place. The enhancement land use plan consists
of. '

. retai1/shoppin9 215,750 SF
. Bchool (church) 500 Students
. Church 1,200 Seat15
The site related trips were distributed onto the system based on
the original 04/01/86 distribution models. Internal trips were
credited bafled on the land use mix which resulted in 9.2\ a.m., 10\
p.m., and 8.4\ daily. PS55-by capture rates for the retail and
Home Depot use was held at the 25\ used in 1986.

further geometric improvement. In a number of instances, and
specifically Woolbright Road and Seacrest, the appropriate level
of service can be achieved by re-striping lane deBignat10nfl and
installing multi-phase signal operations.
The new trips for the enhanced plan are detailed on paqe 13, 14,
and 15 of the workaheets. They identity a net external impact ot
678 trips a.m., 1,215 trips p.m., and 15,464 trips daily.
The , analysi8 resulted in the following inte rsection conditions I
