Dear Mr. Romani:
Please be advised that on Tuesday, April 18, 1989 ,the City
Commission approved the referenced site plan modification,
subject to staff comments, with the exception of the requirement
to dedicate all right-of-way to Palm Beach County, which comment
was deleted. Copies of all staff comments are attached.
Additionally, the Commission has requested that you attempt to
improve the visibility at the SW corner of this site.
These plans were approved subject to your compliance with the
attached stipulations. After you have amended your plans to
reflect these stipulations, please submit two copies to the
Building Department for further processing in connection with our
pre-permitting process.
The approval of the City entitles you to construct only the
, improvements shown on the site plan. The site plan will be
viewed procedurally as an as-built or record drawing. If you
have any questions concerning this matter, please do not hesitate
to contact me.

As a condition of site plan modification, the following comments
should be incorporated into the related documents by the applicant:
Handicapped parking stalls should be provided adjacent to
the main building entrance.
South Florida Water Management approval is required.
All buildings must be accessible to the handicapped. Provide
spot elevations on the site plan indicating accessibility.
Site pedestrian lighting must comply with City codes.
A thirty-six (36) inch high landscape buffer is required
along all rights-of-way at time of planting.
Curbing must be provided around all landscaped, areas
adjacent to parking stalls.
The applicant's prompt compliance with the preceding comments will
insure a timely permitting process.

Staff Comments
With respect to the above, please be advised of the following:
1. All dumpsters are to be placed on a concrete slab and screened
on three sides with a six (6) foot high concrete block wall. A
typical detail should be provided for the dumpster enclosure and
the location of all enclosures should be shown on the site plan
and the pick-up route coordinated with the Public Works Director.
2. All right-of-way required to be dedicated to Palm Beach County
in accordance with the Palm Beach County Thoroughfare
Right-of-Way Protection Map for Congress Avenue and Boynton Beach
Boulevard (that has already not been taken) is required to be
dedicated within 45 days of site plan approval.

parking lot landscaping showing a minimum of 20 s.f. parking
stall.
2. The landscape plan must reflect fifty (50%) percent native
trees and thirty (30%) percent native shrubs usage.
3. All trees must be 8' in height at time of planting.
