(PERMIT NO. 81-07) Dear Carmen: As per your recent telephone conversation with Mr. John Knippel, Vice President, Satter Construction Company-South Division, I have reviewed the set back criteria for the single-family home areas of the Dos Lagos, P.U.D. It appears that there is no existing criteria covering these set back requirements within an approved P.U.D. Therefore, we are re- questing that the following requirements be established for the single- family areas in the Dos Lagos, P.U.D.: MINIMUM YARD SET BACK REQUIREMENTS Front Side (Interior) Side (Corner) Rear 25 feet 7.5 feet 15 feet 15 feet FOR ACCESSORY USES - SCREEN ENCLOSURES Front Side (Interior) Side (Corner) Rear 25 feet 7.5 feet 15 feet 8 feet FOR ACCESSORY USES - POOL / Front Side (Interior) Side (Corner) Rear 28 feet 10.5 feet 18 feet 8 feet These criteria are based on the mlnlmum set backs that are used throughout Palm Beach County for residential single-family districts. Also, this is basically in compliance with The City of Boynton Beach Zoning Code for a R-l-A Single-Family Residential District with the only notable exception being the minimum rear house set back (15' vs 25'). Vice President - Engineering FR/rwg cc: John Knippel George Ray Sherry Hyman Mr. Carmen Annunziato, City Planner Page 2 January 14. 1982 this variation be approved in order for us to be able to build our full line of quality single-family homes. many of which have a depth of over 55 feet (note: 75 x 100' Lot - 100'-25' front = 75; 75-25' rear set back = 50'; therefore. house does not fit. Also true on cul-de-sac lots due to side yard set bask requirements). The justification for this is two fold. First. as I have already stated. it will not be possible for us to build our larger quality homes on most of the lots. In fact. only a small home could be constructed and this would be totally out of character for this development. Secondly. most of the lots. 76 out of 93 or 82%. have rear yards that abut open space (lake. buffer. canal, etc.) and therefore will have no impact on any other residences. As I stated earlier. it appears that there is no set back criteria established for this area. therefore. we are requesting that you review the information presented herein and approve the minimum set back criteria outlined above.
