As agent for the Owner, please accept this letter as our formal use approval request for Lot 4,
Block 2 of Cedar Ridge, A P.U.D. and High Ridge Commerce Park at P.LD. as recorded in Plat
Book 46, Pages 58-61 of the Public Record of Palm Beach County, Florida. The proposed use
requested is for the construction of a 18,408 s.f. facility that will house the office for The Morris
Building (1,652 s.f.), a storage mezzanine above the office (1,652 s.f.) and their warehouse area
(15,104 s.f.). The drawings reflect two (2) future tenant separations which will apply for
separate Use Approvals prior to occupancy.
The proposed use for The Morris Building shall consist of the following: warehousing of lawn
maintenance equipment, parts and lawn irrigation products. This use will comply with all of the
City's performance standards. They are individually addressed as follows:
1. Noise: No sound will be created which is in violation of section 15-8 of the City of
Boynton Beach Code of Ordinances.
2. Vibration: No ground vibrations will be generated by the proposed uses.
3. Smoke, dust or other particular matter: No emission of smoke, dust, dirt or other
particular matter will be created. The proposed uses will not allow the emission of any
substances in violation of any federal, state, county or city laws or permits governing the
emission of such substances.
4. Odors and fumes: No objectionable or offensive odors will be readily perceptible at any
point beyond the industrial district.
5. Toxic or noxious matter: The proposed use will not allow any toxic or noxious matter to
be discharged in such concentrations as to cause damage to property or vegetation,
discomfort or harm to persons or animals, or prevent the reasonable use and enjoyment
of property or rights-of-way at or beyond the property line or to contaminate any public
waters or any groundwater.

6. Fire and Explosion: The proposed uses will not create a fire or explosion hazard.
7. Heat, Humidity or Glare: The proposed uses will not produce heat, humidity or glare
which is readily perceptible past the property boundary. The lighting will conform to the
City of Boynton Beach's standards.
8. Liquid Waste: Any disposition of liquid waste will be in conformance with the
provisions of Chapter 26 of the Boynton Beach Code of Ordinances or any applicable
federal, state or county laws or permits.
9. Solid Waste: Any accumulation or disposal of solid waste will be in conformance with
Chapter lOaf the City of Boynton Beach Code of Ordinances and will not be transferred
to adjacent or nearby property or rights-of-way.
10. Electromagnetic interference: No electromagnetic radiation or interference will be
created.
II. Hazardous Materials and Hazardous Waste: No hazardous materials or hazardous waste
will be created, stored or handled with the proposed use.
Also enclosed is a check in the amount of $250.00 for use approval. I trust this information is

P.I.D. The applicant is seeking approval for a 16,756 square foot building consisting of 10 % Office and
90% Warehouse.
Per the Official Daily Trip Generation Rate, a warehouse generates 4.82 trips per day per 1,000 square
feet. We estimate 15, 104 sf of Warehouse. Thus, 73 trips. Plus, the office generates 24.61 trips per day
per 1,000 square feet. We estimate 1,652 sf of Office. Thus 41 trips.
Since the 114 trips generated are under the minimum requirement of 200 trips per day, a traffic report is
not required for this project.
