TRC Meeting Amended Plans Response Letter to Comments This letter is written in response to all comments and concerns regarding the above mentioned project and they are individually addressed as follows (see attached comments for reference): A. GENERAL: Mr. Michael Rumpf: 1. We have addressed all comments and revised the plans accordingly and have submitted ten (10) sets of revised signed/sealed plans as requested. 2. Please see attached reduced 8 W' x 11" versions of the site plan, elevations and landscaping as requested. 3. The traffic report, drainage certification and colored elevations have already been submitted to your office. Please notify me if you haven't found them. B. PUBLIC WORKS: Mr. Larry Roberts: 1. We have added a note to the dumpster detail on sheet 101 clarifying that the dumpster gates have metal pegs to hold the gates open and lock them closed. 2. Item acknowledged. C. POLICE DEPARTMENT: Mr. Sgt. Thompson: No comments. F. ENGINEERING DIVISION: Mr. Ken Hall: 9. Item acknowledged. 10. This item has been corrected. See revised sheet 10 1. 11. We have revised the flume cross-section to E-E as requested. See sheet 103. 12. We centralized the location of the handicap stall since this facility will eventually contain three (3) tenants, each with their own office spaces which will be spread out over the entire building. A central location will be most convenient for everyone. This location remains per the original plans. 13. Public Works is already satisfied with the location of the dumpster enclosure, which is the same set up as PGD, Inc. and Amerope. 14. Item rescinded per Mr. Hall. 15. Item rescinded per Mr. Hall. 16. We will be submitting a detailed paving plan with the building permit submittal, designating all concrete paving thicknesses and sub grade compaction. For now, we have added a note on sheet 101 regarding 5" concrete paving over 12" compacted subgrade to 98% AASHTO- TI80. G. BUILDING DIVISION: Mr. Michael Haag: 17. We have added the accessible entrance symbols as requested to sheet 101. 18. We have elaborated on our sidewalk note on sheet 101, clarifying the entire sidewalk as an accessible route and in compliance with the applicable codes. The cross-slope never exceeds 1 :50 as required. 19. We have added the Finish Floor elevation of24.0 within the building footprint on sheets 101,301 and 302. We have added all flood information as requested to the site data on sheet 101. 20. Sheet 104 was incorrect and has been revised to designate "WAREHOUSE" in lieu of "MANUFACTURING". 21. A clearing permit was already issued and the site is now cleared. Prior to clearing, we performed an environmental study which showed no endangered species to be present on this parcel of land. Please see attached copy of the report from C & N Environmental Consultants, Inc. J. PLANNING AND ZONING: Mr. Michael Rumpf: 25. Item acknowledged. 26. The colors for the wall and gate of the dumpster enclosure have been added to the detail on sheet 101. We have designated a "turn around area" on sheet 101. Per the new note on 101, no signage is proposed or approved for this project at this time. We added a wheel stop in the standard parking stall detail. Please see the note on sheet 101 regarding the wall pack lighting on the building. There are no light poles required for this project. We shall submit photometries for the project at time of building permit submittal. 27. We have added the open space calculations to the site data on sheet 101. We have revised note 8 to designate black striping. The mezzanine area is open to the warehouse that is adjacent to the mezzanine. It will be used for storage. Since the mezzanine is less than one third of the area it opens into, it is considered an accessory space and not a second story. We have elaborated on the mezzanine note on sheet 101. 28. Colored elevations were already submitted. 29. The landscape plan now reflects the heights of the sabal palms. The 40?- 0" landscape buffer on the north side is already shown. Refer to item 26 regarding the wall pack lighting. No light poles required. Since there is a 6' -0" tall existing hedge on the west side, we have eliminated our new hedge. No hedge is required on the east side since there are no parking areas to buffer. Lot 4 abuts Commerce Road to the south aDd Cedar Ridge Residential Development to the north. Lot 5, which borders the eastern boundary of the parcel. remains Wldeveloped b.ut has been recently cleared of vegetation while the western boundary abuts a parcel. currently in industrial use. The applicant is seeking approval for a 16,756 square foot building consisting of 10 % Office and 90% Warehouse. Per the Official Daily Trip Generation Rate, a warehouse generates 4.82 trips per day per 1,000 square feet. We estimate 15,104 sf of Warehouse. Thus, 73 trips. Plus, the office generates 24.61 trips per day per 1,000 square feet. We estimate 1,652 sf of Office. Thus 41 trips. Since the 114 trips generated are under the minimum requirement of 200 trips per day, a traffic report is not required for this project.
