First of alii want to thank you for the courtesy that you extended to both myself and to Mr.
Saadetdin of Finnish Granite Group.
In response to your request I am giving you background and information regarding our new tenant
Finnish Granite Group, Inc. They have had a very successful operation in Delray Beach for
several years at 1305 Poinsettia Drive. From what I understand, they have had no problems with
the city. Their reason for moving is that they want a larger building with ample storage space to
keep their basic materials inside under lock and key as well as to give them the opportunity to
design a more efficient and modern assembly line. Their plan is to use at least 50% of the building
for the storage of materials. The existing parking spaces are more than ample to handle the
employees and any customers that would come to the property at 1340 Neptune Drive.
As you know this building was built in 1974 and received its Certificate of Occupancy at that time.
It has been in constant use over the years with mosijy good tenants. Our new Tenant Finnish
Granite Group, we are happy to say is financially sound and able to fulfill their obligations under the
lease. We hope that you will give favorable response to our request of a variance of 6 parking
spaces so that we can bring this fine business to Boynton Beach where we are sure that they will
be a credit all.

PLANNING AND DEVELOPMENT BOARD of the CITY OF BOYNTON BEACH,
FLORIDA, for a hearing as indicated, under and pursuant to the provisions of the zoning

Development Regulations, Chapter 2, Section 11.H.16 to allow for a
reduction in the required ratios of one (1) parking space per 800
square feet (warehouse use) to 1 parking space per 1,000 square
feet, and 1 parking space per 500 square feet (manufacturing use) to
1 parking space per 600 square feet, which represents a reduction of
6 required spaces.
Legal Description:
The South 281.50 feet of the North 873.0 feet of the Northwest
Quarter (N.W. ~) of the Southwest Quarter (S.W.1/4) of
Section 5, Township 46 South, Range 43 East; less the West
1202.76 feet thereof (all distances as measured at right
angles), Palm Beach County, Florida.
(Containing 0.98 acres, more or less).
A PUBLIC HEARING before the Planning and Development Board will be held relative to
the above application at City Hall, Commission Chambers, 100 E. Boynton Beach
Boulevard, Boynton Beach, Florida, on Tuesday April 13, 1999, at 7:00 P.M.
All interested parties are notified to appear at said hearings in person or by attorney and
be heard. Any person who decides to appeal any decision of the Planning and
Development Board or City Commission with respect to any matter considered at these
meetings will need a record of proceedings, and for such purpose, may need to ensure

Request for variances from the City of Boynton Beach Land Development
Regulations, Chapter 23 - Article 1 In General, Section 2. Scope C.
regarding the number of off-street parking spaces to be provided to allow for
a reduction of six (6) parking spaces to 38 from the 44 parking spaces
required under these provisions. Of the 18,000 square foot building 50% is
to be used for storage at 1 per 800 square feet that requires 12 parking
spaces, 50% for manufacturing at 1 per 500 square feet which requires 18
spaces. A separate building used for office that is 3,069 square feet requires
'11'0 I space per 300 square feet for a total of eleven space for a total
requirement of 41 spaces as per the city's Land Development Regulations.
There are 35 spaces provided on the site,@hirteen percent reduction of the
required parking spaces as per the City. 0-
