the Technical Review Committee. Three (3) sets of plans, each requiring your unconditional
signature, are available for review in Planning and Zoning. A copy of the originally reviewed
plans, staff comments and City Commission approval of the Site Plan Modification will be
available for your use to perform the review.
Please review and sign-off each of the three (3) sets of plans, NO LATER THAN 5:00 P.M.,
March 12, 1999. If the plans are not in compliance with your staff comments or City
regulations, sign the plans "subject to memo", To facilitate the sign-off process, please resubmit
written comments addressed to the Planning and Zoning Manager, NO LATER THAN 5:00
P.M., March 12, 1999.

Your office approved the subject tr~ffic study with a
provision thal "site access to be one-way enter (south
access) and one-way exit. right-turn only (north access).
During our meeting at the site it was proposed that the one-
way exit from the north driveway. would have ri9ht turns only
during the peak hours when school starts and when achool
ends. The turning restriction would be for the periods from
7:30 a.m. - 8:30 a.m. and 2:30 p.m. - 3:30 p.m. Cones would
be place' in the driveway to direct the traffic flow
aocordin91y.
Kindly confirm that these conditions still comply with the
Traffic Performance standards approved for the Lake Worth
christian School.

LAKE WORTH CHRISTIAN SCHOOL (COUS 98-004) - MODIFIED SITE PLAN
We have reviewed the subject plans and offer the following comments that should be addressed prior to
the project being forwarded for Board review:
1. Remove all double arrow markings throughout the Site Plan to reflect single lane, one-way traffic.
2. Show "Do Not Enter" signs at the following locations:
a. at the southbound egress lane onto High Ridge Road,
b. at the egress aisle just north of the Elementary School drop off,
c. at the proposed egress aisle for southbound one-way traffic between the two islands, and
d. at the north end of the existing easternmost island facing northeast.
3. At the northeast comer of the new proposed parking show the two 24" stop bars across the full aisle
width and across the northwest egress aisle just east of the dual exit onto High Ridge Road. Also
add a "Do Not Enter" sign since it is one-way out.
4. At the north end ofthe circular driveway include a straight ahead arrow alongside the "Right Turn
Only" arrow.
5. All signage, markings and striping changes shall be incorporated in the associated Paving and
Drainage Plans.
6. Provide a letter stating that items 10 & 11 of the Conditions of Approval will be submitted with the
paving and drainage permit application and that item 13 cannot be accomplished due to the right of
way constraints of High Ridge Road, including County acknowledgement.

The Palm Beach County Traffic Division has reviewed the traffic study for the
project entitled Lake Worth Christian School pursuant to the Traffic Performance
Standards in Article 15 of the Palm Beach County Land Development Code. The
project is summarized as follows:
Location: High Ridge Road, south of Hypoluxo Road
Municipality: Boynton Beach
Proposed Use: Private School (Elementary)
Trip Rate: 3.38 trips per student
New Trips: 389 trips per day
Buildout: 1999
" This rate was derived by applying the ''K'' factor for Elementary &hools (520) to the AM Peak Hour
of Generator rat<l for Private &hools (521)
(135 students)
(ITE 5th Edition*)
Based on our review the Traffic Division has determined that the project meets
the Traffic Performance Standards of Palm Beach County, providing that:
. Site access to be one"way enter (south access) and one-way exit, right-turn only
(north access).
Failure to implement this condition would result in the project not meeting the
Traffic Performance Standards. If you have any questions regarding this review,
