SUBJECT: Ameritech International Alley Abandonment ABAN 98-007
(S,W, 3rd. Avenue at S,W. 8th, Street)
NATURE OF REQUEST
Joseph Mulhern, agent for Ameritech International, Inc., is requesting abandonment of an
alley located north of S,W. 3rd Avenue, east of S.W, 8th Street, to allow for assembly with
adjacent lots and development of single family homes, Said alley is more particularly
described as follows:
. That certain 15 foot north-south alley right-of-way lying between lots 10 through 13
inclusive, of Block 15, and lots 14 through 17 inclusive, of Block 15, Lake Boynton
Estates, Plat 1, according to the plat thereof as recorded in plat book 13, page 32, of
the Public Records of Palm Beach County, Florida,
The lots surrounding the existing alleyway are currently vacant. These adjacent lots, which
remain as originally platted, are not large enough to build upon in accordance with zoning
requirements. Lot sizes adequate for conformance with zoning regulations are to be
achieved by assembling a portion of the lots together and combining them with segments
of the abandoned alley, The attached Exhibit "A" is a location map using the original plat
document, which shows the substandard size of the current lots, Exhibit "B" is a survey
of the alley which also shows proximity to adjacent lots, and includes the legal description
of the alley to be abandoned,
ANAL YSIS
Public notice has been given to the property owners that abut the right-of-way to be
abandoned, and has been advertised in the newspaper. A summary of the review by the
utility companies and city staff is as follows:
