Dear Mr. Cutro:
The purpose of this letter is to request consideration from the City of Boynton Beach to
permit on our outparcel (see subject address) a "Daddy-Q's" fast food - take out only
style restaurant as more fully described by the attached presentation.
Although their theme architecture may not be exactly in line with certain city standards,
they will make a concerted effort to "fit in" with existing buildings and comply with such
standards.
You see, today's customer's insist on value for their money. Therefore, many Tenants
cannot afford to put a great deal of money into architectural design in order to comply
with city standards. Rather, they (Tenants) prefer to put their investment dollars into the
quality of their end product.

In this most difficult recessionary period we have a 1200 square foot tenant who is
willing to contribute to the local economy by hiring up to 30 employees, amongst other
benefits (taxes, etc.).
With Wendy's across the street and other similar style buildings in the immediate area
we see no reason why this tenant should not be given every consideration and be
welcomed to the city of Boynton Beach as a economic contribution to this area.

Dear Madam Mayor:
I am the owner of the subject property and have been for over five (5) years.
In that period I have paid over $150,000.00 in property taxes, always promptly and on
time.
There is a small piece of vacant land or outparcel associated with this property on the
southeast corner as shown by the attached brochure which we have tried to lease for
five (5) years.
On four (4) different occasions the city has denied our requests to place tenants on our
outparcel due to lack of "architectural conformity" costing me over the years about
$150,000.00 worth of income.
Madam Mayor, this is a tragedy in today's economic environment. All around our
property are buildings that do not architecturally conform to anything ( Wendy's,
Dentists Buildings, Apts., Texaco Gas Station).
I need your help and your entrepreneurial objectivity to assist us in finding a "happy
medium" to our latest request, that of a "Checkers" hamburger store of art deco design
which has also been denied by the city.
Gateway Centre is one of the finest looking strip centers in Boynton Beach and we
struggle every year to keep it so.
Will you please give this request your personal attention by allowing us to stay
profitable by placing "Checkers" in this location ?
