RE: Proposed Shade House

Dear Mr. Rumpf:
Please accept this letter as an assurance that Copemicia Corporation will provide a visual
buffer for our proposed shade house adjacent to Federal Highway. This buffer will
consist of landscaping composed of aesthetically pleasing palms and landscape trees.
This visual buffer will provide a screen for the shade house at least 15 feet in height, the
proposed height of the shade house structure.
We are confident that this landscaped buffer will provide an additional aesthetic amenity
to the community. If you have any questions or need any additional details, please do not

Re: Single-family home - north at Lake Drive
Dear Mr. Dale:
As a follow-up to our March 25, 1998 meeting with you regarding the property north of Lake
Drive and fronting Federal Highway and Dimmick Road, further review of city records indicates
that a unity oftitle (see enclosed form) will be required for all the parcels you are planning to
assemble for the proposed use (single-family home with a private exterior plant collection).
Since a survey was not provided during this meeting, follow-up review of city records has also
concluded that the intracoastal property line shall be your side yard, the north property line shall
be your rear yard, the south property line shall be the front and a front setback shall also be
maintained along the Federal Highway frontage.
Also, due to the multiple zoning districts on the property, all structures must observe setback
requirements from district boundaries, even though interior property lines will be extinguished.
Any fences or walls along the southern property line shall be set back to meet the appropriate
zoning district front yard requirements, if the height exceeds four feet (Le. a six foot high
wall/fence is allowed parallel to the front property line if it meets the front yard setback and a
maximum four foot high wall/fence is allowed on the front property line.) A maximum 6 foot
wall or fence is allowed along all other property lines. Lastly, access from Lake Drive will be
required to access the home.
